Thank you so much for the update! 😊👍 The size of the student population and Working From Home being L) pdrivers. Salboy and Renaker say they are hardly meeting the demand. Cost of renting dramatically rising too. There are approximately 120k students in total. Approximately 40k leave every year, 2/3rds of which stay in the conurbation though not all in the city centres. Most of the developments are concentrated on WFH with communal, swimming pools, gyms, meeting rooms and workspaces. The corollary is that commercial real estate has tanked. Is that the Renault garage in shot? Renault are departing, so more residences? Middlewood Locks next phase was to have offices. Now? Salboy are looking too, to their Waterhouse Gardens project as part of the Great Ducie regeneration. 5 terracotta towers. Their Obsidian project may involve a landswap with the local council.

One to watch, in an area you recently did, Piccadilly East. Despite the government not yk progress with HST to Mcr it seems to have been a fillip. Have you heard of the Fairfax Towers? Two residential towers look set to join the forest of towers changing Mcr.
