I always wanted to live in a colony. Stockbridge would always be ideal, but I loved the ones in leith and meadowbank, and in Gorgie . And then I had been in my flat on leith walk for 20 years and all of a sudden I’m married and living 40mins away. I miss living in the city. Enjoy doing just that! (I know you guys do!)

I liked the Colony flat....glad you found another Colony one to rent! I lived in Edinburgh 70’s -80’s.......lived in many flats, “students” ones, and posh ones. Morningside, Stockbridge, Polwarth and more. Great city to have been a student in.

Don't worry... it all made sense and seemed logically ordered ;-) I don't want to rub salt in the wounds for any renters but I am moving to Edinburgh to finally buy my own place. I ***cannot*** wait to be done with the rental market !!!

Welcome to colony living! I'm 6 months into TOTALLY gutting my wee colony in Pilrig, built in 1850 and basically only had anything done to it in 1979. I'm ready for central heating. They're small but perfectly formed, eh?

Nice tips. Things are somewhat pretty similar to here in Spain, at least in my experience. However, not all the cites are Edinburgh. Thank you!

Props for 'behemoth' when English is your 2nd language ;-) Also, interesting to see what that kind of money gets you nowadays. All very posh looking. I liked the first one you went to, lovely bay window and nice and bright. And the one near Stockbridg was nice too.

My choice would have been the Abbey Hill as it is so close to everything but also tucked away from the touristy area. I’m biased I used to live there and it was just incredibly convenient and also a little oasis of peace and quiet

Abbeyhill is lovely - we loved spending the last 5 years here! You're totally right that it has the perfect combination of being walkable distance from everything while not attracting any crowds!

Great info!! I agree with you on the low ceiling height of modern flats - with that in mind I do want to ask you about Stockbridge colonies - are the ceilings a lot lower than the Victorian tenements? It’s so hard to tell online 😮

Hi! What do you think about safety? I saw doors in these apartments, they so thin and have a weak small lock. What if the previous tenant made a duplicate or an agent/owner will use his key and steal something? Can you change the lock or install a private security system in your new flat? Better safe than sorry ...

In our old house we moved in having a view of Arthur's Seat, and two months into our tenancy they started building an apartment block over it x) a real FML moment there! But also a "glad we didn't buy this" moment, too x)

Hi Kate! I'm moving as well and one thing I want to know it is about the services. I mean, council tax, gas and electricity. The agency told us we are going to have everything done once we move in, but I don't know if the agency contact with the respective places to register us.

Hmmm… it’s been a hot minute since I had to deal with this (as a foreigner that is). For council tax I believe one has to reach out to the local council and they will give you all the amounts and deets! That one is fairly easy. For utilities the agent could let you know who has been the provider for the flat until now and you could contact them and continue that service under your name (good to first check all the meters in the house and tell them) , but shopping around for a cheaper quote might also be worth it. Not sure if this helps 😬 I’m gonna try and look into the gas/electric service steps for my next video but not sure if that’s gonna come out soon enough for your needs!

I'm wondering if you have many views in regards to moving to Edinburgh in November VS say mid-year (around June)? I am aiming to make next year my move-year, but the lease where I am now won't end until early November. My instinct is that is too late in the year being so close to the Xmas (businesses closing, etc.). June/July makes more sense, given that it is before the Fringe and start of the educational year. But the down side is I could be financially penalised for breaking my lease a few months early. However, this is more about the better time of year to move, minimising competition for a flat & job. Does early November seem too late in the year do you think? Thanks so much for putting up with my long message, lol.

Making tenants pay a fee to the agency is now illegal in the UK.

Hi from Colorado! I love your channel! Is it possible or how hard is it to rent a flat for only 2-3 months? My husband and I want to rent a flat next spring for a few months only. Airbnb is what we first thought of, but after watching your video and learning most apartments are furnished we’re thinking maybe we could find a nice furnished apartment from a letting agency. Our budget is $2000/month max for a 1 bedroom. What do you recommend?

Hmmm... I don't have any first hand experience with this (or even a second hand one to be honest) but Edinburgh does have a short term let market for sure - usually blows up around Festival time, but knowing it's such a big deal in summer makes me think the infrastructure for short term lets must still be in place around other times of the year too. But probably can't offer any specific tips! ./

Me and my wife are looking for an apartment in Edinburgh or Glasgow. We're planning on moving next year, so we're researching in advance and are going with unfurnished and trying to find one that'll allow pets, we have two dogs and a cat so it makes things a little tricky.

Good luck with pets, we really struggled a few years ago even with offering to pay a lot upfront. The competition is so high that any excuse to go with someone else they take it. We had to just lie in the end and hide the pets whenever there was an inspection.

Don't forget ESPC as a place to look. Every agency and many landlords advertise there as it is THE main place for properties in Edinburgh.

The tram works on Princes Street took years. So I doubt Leith will be finished in six months.

But they look SO CLOSE to be done on Leith walk! I mean... unlike with the previous stretch, here I can see so clearly how much progress is being made month over month (or... year over year I guess). They've been at it for ages now, too! That said, I am perhaps being too optimistic about there being any chance of them starting to run the tram down Leith walk before they finish the whole track...

As a fellow immigrant, I can confirm that they do not allow other-country-guarantor :( I rent my flat alone and I moved into this one mid-covid so unfortunately my paycheck were under furlough and I was not making 3x the rent 🙄 all my savings were still in Belgium because I am lazy and never moved them. So I basically had to pay a very over priced deposit to convicted them to give me the flat ahaha

I really enjoyed this video. It is very interesting. I just wonder one thing. How is the deposit calculated ? 7100 seems a lot. In France you usually the amount of the rent and a couple hundred euros and that’s it. Sorry for the mistakes, I am French 😅

It's 1700 so that probably makes more sense! .) But in Scotland the limit is 200% of monthly rent, so this place could've easily had a £3000 deposit. In my experience it's always been around 120% of the first rent. Usually more recently renovated places will have a higher deposit!

from POV of renting one place for quite a while: O MY GAAAAAWD, the rental prices are mad! I swear if I'll have to move out from my current place I will consider actually buying something 🤣

Oh absolutely. We would probably be able to get on the ladder if we didn’t both work from home - I don’t think we’d survive in a ‘regular sized’ house without going insane 😅 but it would absolutely be the SMARTER thing to do! 🤦‍♀️ #shame

I am considering taking a sabbatical year doing a MSc in Edinburgh, but the aspect that seems most worrisome is finding a three-bedroom furnished home, as I would be moving with wife and kids.

The furnished part I wouldn't be too worried about, and other than that I guess it's a question of your budget ./ the rent is being controlled until spring next year, after which I imagine the prices of rent will jump up 10%-20% (ugh). The most fighting happens over more affordable housing for sure, and many landlords will take a family over unrelated or student housemates, so maybe not all's lost!

Absolutely! It’s a part of our timeline but we’re just not there yet. I was hoping to stay in our current flat until the point of saving up enough for a deposit, so all of this was quite an annoying hurdle as we had to spend some of our savings on the move ./ we will probably be getting onto the ladder later than most but still something we want to do! .)

Can you speak a little bit more on the credit check? What if you're a foreigner and just moved to Scotland, therefore you have no established UK credit score?

If you’re in here fresh then I doubt it would be an issue. In my case I’ve been around for a decade so having no credit score might raise a red flag when compared to someone else who had credit cards/loans!

The settled status dashboard has pretty much only two sub-sites, one of them is related to long term employment, the other to rent - so I just assumed that means there will be a time when someone asks you to see it! Then again I recently crossed the border and nobody asked me about my settled status at all... safer to assume at some point someone MIGHT wanna check it though!

Regarding the checking of immigration status of tenants...lets be honest...if you have brown or black skin the letting agent will do a check immediately! Probably unconscious bias rather than blatant racism on the part of the letting agent.
