A motivated seller usually don’t care about a EMD. If anything do $500, depending on the property but I wouldn’t go more than that.

When wholesaling multi family properties, would you recommend hiring someone to provide you the estimated repair costs? If not, what is the best way of understanding how much work is needed for the property?

You can ask a general contractor that specializes in working with multi-family apartment owners to give you an estimate; although it's not as critical as you might think since the new prospective buyers are already going to do that for themselves.

How much do we charge on top of the contract price? Is there a percentage range for commercial properties?

You're not thinking of wholesaling correctly. When wholesaling, you should price the property correctly such that it sells. Your wholesaling fee is the difference between the amount you have it under contract and the amount the new purchaser is paying.

Is it legal to call the owner and bypass the selling agent? Don’t some have contracts where the owner has to go through the agent before you can talk to people that are interested in the property?

If you are not a licensed agent, you can go directly to the Seller. The listing agent may not like it, and the Seller may still have to pay the Listing Agent their commission, but you can correspond directly with the Seller.

Post it on LoopNet; contact the largest commercial brokerages in the area; etc. These days, it's easy to get the get the word out that the property is for sale

I wanted to whole sale a property with 6 store fronts 2 empty and apartments above. This was in 2019. The gentleman told me he would sell for 750k,he was 70+with cancer.
