Its doing things like putting ply behind tv and radiator locations that put these A&E boys into a different league to your average builder. Not a SINGLE detail is overlooked in their projects and the end result shows it. Its really great to watch. Cheers.

Hi John. I did a similar thing on my property. Used metal framing system. But unlike you I insulated as well and added airbricks to keep the 20mm cavity dry. It's worked well. No more condensation, we're warm and no more mould. Hope this also works out for the owner. Love your vids. Keep them coming. Hamish

Hi Fred very true we could of put insulation in but somethings are out of are hands even thou you think it’s a good idea, as for air bricks the cellar is well ventilated and you might of noticed gaps everywhere on the floor boards around all perimeters with then moisture check boards, it would of been nice to use the pre-insulated boards on the external walls but some times things are out of are hands thanks for watching all the best Tony 👍

Plumbing up the wall against an out of plumb door.... always a tricky area to match existing. If it's plain painted walls its easy to match existing, but if you need to run tiles or V groove panelling with vertical lines it becomes so much tougher a decision whether to build out of plumb or not

Assuming the exterior walls are solid …insulating them would have been good but it is a refurbishment there’s no requirement only for the EPC rating to improve I guess…nice work as always! Battening the walls seems a better process than dot and dab enabling you to ply sections of it for strength & I guess this method was chosen to stop any damp coming through hence the DPC stabled to the back of the battens…could have insulated with 25mm PIR insulation between those battens or not much achieved?! Carbon footprint and all that lol 😅

Would it not have been quicker (and better?) to render the walls either sand cement or lime and sort out the damp issue from source? Just feels like plaster boarding over a problem and creating a lot of other issues with the trim. Interested to hear your thoughts.

Hi James, The walls were injected, which has remedied the damp issue. Using sand and cement render in this instance wouldn't be advisable. They are solid 9" walls which need an element of breathability, and render wouldn't allow that. Lime plaster is breathable and could of been an option, but would of been a more expensive solution. The way in which we have boarded has ensured that there is a breather gap, which will help to eliminate any further issues. I hope this helps. All the best, John 😊

Looks a great job, and lots of great info as always. Very hard to find out the correct way of doing stuff when you don't have many years of experience. I have a 1890s solid wall victorian house i am fixing up for the last 2 years, when you try to google best ways to do stuff Peter Ward is high on results so gets a lot of views by us inexperienced diy-ers. I still don't really know what to do for the best, I have settled on lime for external walls (terrace house so not much in the way of M2) Hardwall and skim for internals. My only other area of concern is the room i am moving the bathroom to has 2 external walls to sort out. Any advice ? after this video I am thinking batten and insulated tile backer board for the shower/bath wall and batten plasterboard for the other with a window in. Hi Th Fc great to hear about the lime external We are doing an old 1930 house at the moment with nine inch walls we are using a similar board as K18 Kingspan 65mm insulation board mechanical and dab fixing on board, first floor application, then sticking 12mm 1200 x 2400 mm elements board straight on with Elements tube adhesive it’s a win win but quite expensive system but well worth it long game plus you can tank the shower tray which is in Zone 1 hope this helps all the best Tony 👍 have awesome Christmas and New Year

Was the damp problem the main reason you opted to baton fix the plasterboard rather than dot'n'dab it to the brick? Or were there other factors at play. I only ask cause I'm about to the exact same thing to every room in my 1920's house.

Hi Martyn the first thing to do would be to have all the walls damp tested. Now everyone’s take on this is different, me personally if I buy into an old house I like to be as synthetic as possible to the old beautiful building so I would inject were required and lime plaster then use breathable paint make sure if there are any vents that need to be unblocked and check chimneys internal ground levels leaking gutters and check drains are are all in good order not cracked or blocked or leaking. Another way insulation to external walls using the Kingspan detail and board, if you look on this feed of video you will see Stephen has very kindly tagged PDF to help someone out, sorry about long comment all the best Tony 👍 have a awesome weekend

Regarding the door casing being out of plumb I would probably have opted for chamfering the packing piece that you planted on the casing to bring it in to plumb,that is as long as the jamb wasn't miles out to the extent that it would make the plant look odd. It's horses for courses though and absolutely nothing wrong with what you did. P.S. I only commented about this as you asked us too lol,it wasn't I tended as one of those snotty youtube comments!

Great video guys. Just a couple of questions I would like to ask. Are those battens 2 x 1 and what size screws did use to construct the frame on the floor as my concern is I want to prevent the timber from splitting. Final question assuming the property is pre 1920 and is solid wall construction why didn’t you add 25 mm insulation on all the walls.

Why do you build with wood and then plasterboard rather than put bonding and plaster directly on the brick?

As we explained in the video, the walls had a damp issue. So with the combination of framing the walls and having them injected, the problem is remedied. The walls are solid 9" (no cavity), so if we wet plastered them they would be unable to breathe, which could of meant that the issue returned. I hope this helps. All the best, John

I’m just a diyer but having tried taping and jointing (it looks pretty easy, right?), I can tell you it’s pretty time consuming and you need to be a real expert to get a finish close to plaster. I wish I just got a plasterer in to knock it out in a couple of hours and be done with it. Live and learn

Build With A&E Love your channel , and of course what you have done is brilliant craftsmanship. in the P.W world , it's all solved with an air brick and a few external repairs . P W theory says water cannot travel thought a brick , which I have found by experience it can. What is important is the end result a nice warm dry room. Can't help but notice the external wall was bone dry after the plaster cane off.

Hey tony and andrewb113 it's funny I have seen fans of Peter wards videos (who have absolutely no building experience) comment on every KZbin video concerning rising or striking damp,they have become experts all of a sudden. I started my building career in the damp proofing game and rising damp certainly does exist and funnily enough I don't understand why this particular armchair expert has bothered to comment as you used a very good system here of which Peter ward would almost certainly approve. @@BuildWithAE i am not an expert, I am user. I live in house built circa 1900 who has no DPC but also has no problem with rising damp. It has lime plaster decorated with lime paint and every room is ventilated (I used to work for company called Nedermann and know about ventilation bit more than average person). It's that simple. BTW, Peter Ward's channel I discovered long after I refurbished house that I am living in. I came across his channel when I was searching for foam glass videos on KZbin. I put his name as reference only.

@@garethheathcote4988 Long time ago, college time, I work with my uncle during school holidays to earn some money. Tough times. He told me that old houses need to be heated and ventilated to keep them warm and dry. Twenty years later I have refurbished my house with this in mind. It's dry, no rising damp, mould, bad smell. All achieved without chemical DPC but with lime plaster and ventilation instead. I didn't hear about Peter Ward that time. Why you don't install few sensors under the plasterboart to shut my mouth forever. The true virtue is not afraid of criticism. BTW blame KZbin for what is displayed on my starting page.

Dry lining around a open fire using wooden batterns is a death trap waiting to happen. This is dangerous, it does not meet building standards and I'm surprised to see this kinda cowboy job on this channel. Even if a fuel burner is installed, it still don't meet requirements on distance to combustible source. You should of plastered around the fireplace using a base coat and skimmed. I knew a neighbour who had this, lit a fire and the fire went up through the gap being the wall, set fire to upstairs without them evening knowing. I'd personally go rip this out.

Hi Alex we have made it very clear to the clients and they have made it clear to use the fire is only decorative, I can fully appreciate your view because there is a potential fire risk if they were going to use it but we also have fire lined the edges.of all the battern with fire line board two number layers because if you notice the opening was far greater than the cast inset, all the best Tony 👍
