I rented a Studio in Mandani Bay Tower2. The Facilities here are very nice. I made a KZbin Video, too. However, i agree with the other Commentators. Renting is cheaper and less risky than buying.

16 million? For a 1 bedroom that has really gone up the past few years. But some others are much higher so a view of the ocean and the HOA fees are cheaper than some places, which can definitely be outrageous

@allison447 Many investors do just that. They get the pre build discounts and put a deposit down. The builds can take up to 3 years so the price has gone up. Then resell and take the profit. The agents details are in the video if you want more info.

16 million for a 1 bedroom? We brought our lot for 1.4m at 1,000 square meters and built a 250 square meter house for about 6m. We set up a Philippine Partnership 7 years ago. 16m for a shoebox. Seems many vloggers are promoting inflated condos. With these numbers, anyone is better off staying in America. Plus we're only talking about Cebu. No MRT/LRT trains, no Parqual Mall, no Okada, no Ayala Manila Bay, no One Ayala, no Makati, no BGC, no SM Auroa, no performance art centers, seems like a total joke to me.

Condo dues too expensive wtf 10,000 for 2 bedrooms, nice location and unit configuration but the condos dues are too much does it include the parking space for the condo dues ?

Easy to buy 😂😂😂but you will never sell it… If you come to the Philippines just rent, it’s cheap to rent ..plans change …I see it all the time, foreigners come here and buy a place and after a few years try to sell it …takes years to sell at pennies on the dollar.. Only foreigners pay that price fresh off the plane…😂😂😂 catch them early.

Real estate in the Philippines has already started to crashed. It happens in USA in 2008. The housing market collapse threatened the financial system, which was highly exposed to it. The crisis became the most severe financial crisis since the Great Depression. It will get worse in the Philippines worst than what happened in US

Few banks provide financing compared to America and there really isn't a secondary mortgage market to buy up bank loans to encourage banks to lend. Interest rates are also around 10% with a 10 year amortization. In house financing might be 20% or more. It's dicey because you don't know the exact view and the financial solvency of the HOA and they don't own the land. Plus, with the 50 year rule whereby the developer can resell the land at any price and you receive a small pro-rata share per condominium owner. Then a new building pops up and your view is further obstructed. No open space either in many of these projects. Pass

@Gregory-Masovutch Are you saying that the Condo owners don't cumulatively own the land that the condo is built on? Meaning that the land is leased only? If so does that mean that after 50 years the condo owners need to pay more to lease the land again?
