They’re getting away with it because inventory is low but that’s not the market dictating prices, that’s a retailer increasing prices, huge difference

Yeah, I noticed that. Graham is not old enough to really remember the housing crash and the impact it had on the Vegas housing market. A lot of those housing developments in progress took years to get completed if at all. California migrants are a short term thing.

The last 10 years have almost been dream-like real estate wise. some opportunity in the beginning then up up up in LA. But look at what houses sold for in the 1980's in LA and look at what they sold in the 1990s (hint it's less in the 90's) and that's what I think we are heading into. It's not necessarily bad. But houses down always go up in a straight line.

My insecurities: 1) Very skinny and weak (6''0') 2) 18 years old and have a pretty bad hairline 3) Thick eyebrows (they are constantly trying to form a unibrow) and not symmetrical nose 4) Loud and kinda obnoxious personality 5) Bad posture I am really happy despite all these insecurities, also i'm working to fix those which are fixable. So dont weight yourself down Jack, you are a handsome man and you need to learn to live with your insecurities (we all have them! :D)

you can fix or try your best to fix all of these! 1) Eat 120grams of protein, 3000+ calories/ day & hit the gym 3+ times a week. 2) looking into MPB and switch your shampoo, try some experiments ( nothing can reverse only post pone this hair line receding 3) You can get your eyebrows done (guys do it too!) tell them to do something minimal and just shaping. this will get your comfortable and will be barely noticeable, you can work your way to whatever you want as you get more comfortable 4) U can act however you want, not getting as intoxicated (if u are) will give you more control of your acts. 5) just sit up bro. pull your shoulders back and it'll fix your posture and strengthen your back and continue to fix your posture. also gyming will help this

dont worry you are skinny now but in time you will put on the weight as your metabolism changes . in the meantime , get into a combat/fighting sport . in time you will gain self confidence and not need to be the center of attention . as for the posture, the sport may help that ; if not, get an inversion table and use it . as for the hairline , own it . women like confidence above all and being tall after that . but most of all..... if you are happy dont sweat any of it . You are already doing better than most of us right there .

The ending topic was very relieving knowing how common insecurities are even in people that you think have none. I got a chemical burn on my forehead and I'd been avoiding meeting anyone face to face for months. Even the girl I had a crush on texted me multiple times and I had to find excuses to avoid her. I think he is under a bit of pressure. Andrei seems more conservative , slightly worried about what time may bring. It may mean he ends up better off but he is feeling the pressure from the Joneses at the moment . All i have to tell him is be greedy when others are fearful and fearful when others are greedy and you will be fine.

Growing up I was insecure about my height (6'3"). When you're younger anything that is different about you seems like the end of the world, but as you get older you realize that its really small in the grand scheme of things. p.s. my husband is hairy like an ape. There is hope :)

Unless someone has no insecurities, they will try to hide insecurities as much as possible or they will overcompensate in another attribute. This feels like the most intellectual talk as well as talking about real-life guy stuff, nice! We talking insecurities: I got plenty of weight needed to drop as well as being short-I'm about Graham's height, so short+not so thin doesn't mix well lmao

True display of Leadership from both mens, don't worry I didn't forget you jack but they did 90% of the talking, disagreed, agree and complimented each other, without getting anger. Both men displayed posture. The conversation was mostly about real estate so ofc Stephen came across more confident. But both men, knew what the were saying. No script needed!

Holding cash right now makes so much sense. High taxes, uncertain stock market, and pending unknown changes coming to real estate. I am holding cash for the SAME reason. Andrei, this video is making me really appreciate you! :)

This was such a wholesome episode. Just a couple Personal Finance guys with mancrushes on each other. Can't wait for some more Vegas collabs. Andrei's editing is ridiculous. My dad and I found the idea of leasing a home office space to an LLC really interesting! Gave us some good ideas. On the next podcast could you touch on some of the asset protection strategies you have employed? I think that would be really interesting.
