OMG that place is gorgeous, My husband and I were tossing up PV and Lake Chapala on a place to retire. My heart is in PV but that place is gorgeous .

Elena, I've lived in Chapala (actually pueblo of San Antonio Tlayacapan) for 7 years. I'm actually pretty surprised at the price of the house you featured here. My guess would have been closer to $600,000. As you know, I generally spend several weeks in Nuevo Nayarit during Jan/Feb when it does get a little chilly at night here in Chapala. In a perfect world, I would own homes in both locations. Nuevo is too hot in the summer and Chapala is getting ridiculously crowded here in the high season (November - March). I'm no longer a golfer but I know the El Tigre golf course is immaculate. Both of the golf courses here in Chapala are nice but not stunning.

@@ElenaNevza - I have to amend my previous comment. Previously I had just caught the very end of your video and thus thought the Chapala house was on the other golf course. Now having gone back and watched the entire video I know where the Chapala house is located. That golf course is several kilometers outside of town and thus prices are more reasonable. $450-500K is probably pretty close to market value. A friend of mine just bought a much nicer 2BR/2BA property out there with a pool and a separate sizable casita. They paid $600K. It is very nice and very quiet out there but it's too far from town for me (to each their own). Houses in town are more expensive for what you get. For example, small 2BR/2BA homes in a gated community with zero or very little lawn will sell for $350K or more. Houses on the mountains with a view of the lake are north of $500K and run into the millions. PS. Wish I had known you were going to be in town. Would have enjoyed meeting you and your mom for coffee.

In my opinion $450,000 US Dollars for that home is too much.Lets all come back to earth and reality many people move to Mexico for affordability if most people had $450,000 at their disposal perhaps they would stay where they are at and not move to Mexico or any other Country unless they are well off or just tired of where they live and looking for a different country.I know in the USA depending what state or city you live in $450,000 can buy you a decent looking home in most states .If I had $450,000 I would just park my ASS where I'm at but since I don't have that kind of money I do plan on retiring to Mexico in about 5 years from now.I'm saving all my pennies now ,I'm looking to rent a home for no more than $800.00 US Dollars yes 8 Hundred not $800,000 USD .

I personally moved to Mexico for opportunities, wonderful, family oriented culture and sunshine. We all have our own reasons and I believe we will see more and more entrepreneurs moving to places like Mexico where they are treated best. $450k for a gorgeous house on a lake is a very fair price. Are there better deals somewhere in the USA, probably, personally, I much prefer Mexico 😉

I agree, I'm a Realtor in Colorado with 40 years experience and I wouldn't pay 1/2 that price. And we're known for our high prices here. I think I'd rather be a snow bird and pay rent in somewhere more affordable in MX. Seems like Chapala, PV and San Miquel are getting too high. The US is heading for a big market correction. I wonder what their prices will do when ours fall?

Vallarta ed mucho mucho más seguro y bonito Lake chápala it’s very contaminated A lot of people get sick every single year with venge last of mosquitoes 🦟 You can’t summing because tha water a fish are very contaminated

I LOVE Vallarta ❤️ but after 4 summers, fresh air feels good 😻 yes, I agree - Chapala is not for everyone and as I mentioned, for me personally it’s worth a 2-3 week visit but not to live there. Thank you Francisco
