WATCH YOURSELF! Keep the appearance nice for customers but regardless of how good a relationship you have with the owner (family included) your efforts may be wasted and you'll get screwed. I'm a optimist but you have to be real with your efforts and $$$ 'cuz others are ready to take advantage. You make those improvements (even a coat of paint) makes it look attractive to other and not just you.

I am a big fan. I love your idea about painting the building. However I would wait until you own it because if he puts it up for sale and the building looks nice someone may come along and buy it for a higher amount of money. So I would leave it looking like it does until after the sale. Keep up the good work.

correct the more nice you make it the more the value from the seller will raise the price for you to pay for the property. save the money for later. the more you put in to the property later the value will go up and then have a broker value it later and then you can negotiate intresrate on the propperty loan.

Painted my old shed white with black trim. Every person who comes over asks me when I built that shed. It is a nice combo to make your building look nice if the paint is new.

Why would you paint it just before it’s sold? You will have to pay more for it, or the new owner may charge more rent, given it has been improved. You should leave it till you own it imo👍

Watched a Judge Judy the other day. The plaintiff was suing the defendant for 200 hours of labor he put into her property because he was going to purchase the property. The deal fell through and he thought he was entitled to get paid for the money he invested into her property. Judge Judy said no. Until you have a consummated deal in writing you have no rights. Bottom line, don't put money into something that you don't have a written agreement in. You can get badly burned if the deal goes south.

11:25 I've got one of those boards still in the box in storage. Directv sent it to me by UPS out of nowhere like 10 year ago. I called them to ask what it is and to return it and they couldn't find where they sent it to me or why and wouldn't even pay for the return shipping. Best I can figure one of their contractors that did repairs ordered it to the wrong address, even though I hadn't had anyone out to do any repairs for at least a year before it was delivered.

Good luck getting $800-1000 out of that pioneer set, on 7/4 the amp alone sold for $375 for a rebuilt one they average $300-$350 just for the amp. Tuner isn’t with as much as the amp maybe $500 without being repaired

I would not use paint on the concrete block. I would use the black roof coating that comes in 5 gallon pails (nonfibered). Works better on concrete than paint. Also less expensive.

Should never paint cinder blocks or brick it causes it to retain moisture and makes it brittle and falls apart it should be pressure washed to get as much of the old paint off as possible and then patch any bad spots with concrete and the surface left original
