My husband is a painter. He charges 2.50 per square foot for labor for one coat. Prepping, paint, and repairs are an additional cost. Prepping costs are for tape, plastic or paper. Repairs are for the material cost and labor by square foot. Prepping takes more time than getting the spray gun out to paint.

I have a 6 bay automotive garage that I rent out, it's metal like yours owned for decades & the paint would peel after 2 or 3 years, local parts store same type building, same problem. I saw parts store been repainted, looked great so I hired same guy, not really a painter but handy man. He said he use to paint cars when he worked in body shop & he treated painting metal buildings like painting a bus. He said to use Marine Paint as it would stick resist the sun beating down on it { No Shade in the Ocean ). Painted building & roof, replaced all skylights for around $ 15,000. I will add that the paint has held up, done in 2016. The guy was really fussy about his work, if it didn't look right to him, he would do it over.

Negotiation is part of business, worrying about contractors not wanting to work with you because you are a tough negotiator is complete nonsense. The absolute worst thing you can do is hire the low bidder and hope for the best. I have been there. Not only is the quality poor but you end up spending even more to fix their mistakes and poor workmanship.
