In ten-ish years you bought a house with dreams, got out of a bad situation, worked your butt off as a single mom, built a new relationship, created and grew a successful business, and turned those dreams into a reality. Wow! I’m 68 now. My ex is 78. The stories I’ll never tell. People don’t realize what courage it takes to run a business. Not only The Business, but Life Happens. Messy, painful life - and you still have to continue making those business decisions (not to mention working your a** off). My divorce was probably as traumatic as yours sounds like. I never knew I’d end up being the one on top. Never in 100 years would I have thought I could be. You’re a rock star, Jocelyn. And my respect has gone up 10 fold for Drew. These weren’t fun times but look at you both now! I look forward to that video - only for it to be the END of that chapter of your life. It’s free advice & God knows we all get what we pay for, but my advice would be to sell it if you can. Enjoy your baby, your fresh start, and your new home. Make that the center of your universe. Have to agree with letting it go, Jocelyn! Renting is a real pain in the butt! Of course, if you like all the drama in renter's lives, go for it! I'd just hate to see this place torn up by some disgruntled renter that decided they didn't like you anymore because you wouldn't let them live there for free! Take it from an old lady that has seen this kind of situation! I worked on a house for 3 yrs., tried to get my money back and maybe make a little money! NOT! It was a money pit and finally I had to let it go for way less than I spent on improvements! I cried at the act of sale! I was so heartbroken because I let my heart determine the actual improvements! Instead of taking advice from someone who knew about real estate, I listened to my heart because I really wanted that kitchen! It was beautiful and the cost was way too much even for the neighborhood! Oh, but I got what I wanted! Only to have to sell it 3 months later because of a blindsided breakup! Cut your losses, move forward with your new life! Let the past be past! Apparently, he wasn't worth the trouble he gave you! You have beautiful children, a man now that adores you, a thriving business that needs attention and a new life on the way! Go forth Joselyn with a clean slate, chalk it up for what it's worth and move on! You've done good to this point! Just think of the space you will create to have this behind you, beloved!

No matter how many restrictions you place (such as indoor pets, no one moving in for free, trash piling up etc.) it hardly ever works out. Sell the house and save your sanity and fixing past renters issues.

Don’t rent it! What a nightmare! We rented a beautiful new townhouse we owned. The various renters ruined so many things. And a one couple left and didn’t pay various bills owed (we couldn’t find them so we had to pay). We had a company managing the rental but still it was such a mess and a lot of heartache.

People can ruin your house and/ or refuse to pay rent, and the courts won't evict them. You have been through enough... Think carefully, and get a lot of advice from experts before deciding...♥️♥️

You could use a rental service so you don’t have the day to day hassle of dealing with renters but still keep control of the property. It would probably be worth the expense. Much admiration for you stepping up to take control of the house situation as you did with your son's inheritance situation. God bless Andrew for his emotional support and encouragement. What a special man he must be! One word of advice if you choose to rent the house: give 24 hour notice 3 times a year to the renter that you will be entering the house to check smoke detector batteries and change heat/air filters. Our apartment complex does that. You can make sure those important tasks are done and you can check the condition of the house. Best wishes!

Dear Jocelyn….I went through something similar, let my ex and his girlfriend live in the house we jointly owned. Long story short, I had to hire an attorney to take possession and then fix everything that had been neglected (roof leaks destroyed the ceiling). After contracting out all the work I reluctantly put the house in the market because I was building a new house a couple of hours north - rendering me completely unable to maintain it or keep an eye on it. It was a tough decision because although it held some bad memories (including the fresh ones from having to hire an attorney to get it back and then fix it) it was also the home I brought my newborn to after he was born. At the end of the day, it was the best thing to do. I had a new life and a new home and it was best to leave the past in the past. I hope no matter what you decide, it works out best for you and your family. Best of luck!

Airbnb might be the best option and hire someone to clean and maintain so you don’t have to. Then later if your children want it or whatever it will still be there. I'm sorry that you had to deal with such a mess. Glad that you are able to be fixing it though. I think your new house is much nicer and I hope you guys create wonderful memories there. Wow….you’ve had a lot on your plate. I can appreciate and understand your thought process as you see this task to completion. There’s something to be said for that. And the gratification will take you far in the future. Also, Ashton and Juliet are just as adorable now as they were back then. You have been a good momma. Dang, you are pretty much super woman! I can’t imagine doing everything you have on your plate right now! The house looks great. I totally understand about the memories with your children. This was their first home and there is just something so special about those first 3 years. I still have very fond memories of our first home. The place I brought my babies home to. We moved when my son was 5 and daughter was 3. I’ll never forget that house. Thank you for sharing!!! ❤️

It’s a beautiful home. Sometimes you have to release the past though, and embrace the future. I say sell it and move forward. You have a lovely new home, a Fantastic new husband and will have a brand new baby. Don’t live in the past.
