I have watched quite a few of these videos and I'm learning a lot but I'm always impressed with the way him and his students talk to people very casual conversation and they know where they want to the conversation to head and they had it that way and that's the thing I'm probably going to have the hardest time with but darn it I'm going to do it cuz that's what I want to do I want a 40 doors before my 55th birthday it's just a little under 2 years but I need to be flowing 80 grand a year so that I can decide whether I want to retire keep doing what I love because I love my job but it ain't going to be a nice retirement unless I put more away

From what I've seen Pace morby has built the best community for anybody that wants to learn real estate. How is SubTo not incitement to mortgage fraud? A seller deed's a property to someone else who takes over paying the lender. How does this not trigger the "Due on Sale" clause?

It’s in all the real estate contracts and in Va loan agreements even Fannie Mae and Freddie Mac have literature on it

As someone who has lived in NYC (brookyn and Queens) all of my life, I understand your frustration with Mew York as far as investing from out of state. I respectfully disagree with your assessment that your money is not "wanted" or that tenants cannot be evicted. I believe tenants need protection in a market where rent demand is as high as it is here. Without the protections, landlords would most likely take advantage of desperate, low amd moderate income tenants. I invest in Albany where properties are less expensive and cash flow better than NYC, but am looking forward to investing here when (and if) the opportunity arises. Rent stabilization is needed here and landlords can (and do) do very well when they buy right and manage their properties and treat their tenants well.

i've got a potential deal.... but i'm not sure property might be worth 100k roughly... but i haven't done comps. He is 80 years old but wants to get 50k out of the deal and he is leveraged on the mortgage pretty good. So not sure if it can work? Would love to partner on this deal. I've done land contract and a bunch of other r.e deals over the years but not sure if this one will work. Haven't tried to negotiate him down or find creative terms to make it work. Open to suggestion--partnering--being mentored on the deal.

When you do an owner finance deal, why do people like the idea of financing the deal and wait 10 or 20 years to get their money? Am i right or do sellers can get their money faster than that?

Well on the seller finance why can be for many reasons, 1 they are getting more money this way, overall, 2, less capitol gains taxes paid, 3 return on their money, end up making more then just the amount sold for. And always remember Pace line never put your investor brain, inside a sellers head to say why would they do this, I can tell you they do, I am a subto students we have people doing this in the community all the time. reach out if you need help with anything.
