We usually get a "mechanical" home inspection done at the beginning of a project. It helps us sail through the Buyer's home inspection.

Praying you and your family are safe from the effects of Hurricane Beryl. Congratulations on the property being under contract and the progress on this flip. You are still saying some concerning things. Take emotion and friendship with your contractor out of it. You are paying him twice while you take all the financial risk. You should be paying for materials and he covers the labor. Then you all split the profits once sold and don't forget to take the short-term capital gains taxes out before the profit share. You are doing great. There is nothing wrong with checking and adjusting.

Have you considered for that concrete walkway to the front door to do the leveling . Basically they blow foam underneath to lift the low edge to level

Pour alittle bit of concrete on crack. Smooth it out and paint it with concrete paint. It cost me $1,600 materials & labor. The driveway was the same size as yours. FYI It will crack but after a few months or a year ! Let the new owner worry about that. Or you can do asphalt but it won’t look as clean

Love the channel. It sounds like your contractor is charging you for labor and for half of the profits. I am sure he is great but you can get a contractor for the same price and not have to split your profits. I feel like it should be half of the profit and he covers labor and you just pay materials or you pay for labor and materials and that's it. What do you think ?

I told him the same thing, but it takes time to figure this part out. His contractor is getting paid twice and the investor is carrying all the risk. He will gain more confidence and figure he is bringing a lot to the table. Then renegotiate their deal.

I think they split the down payment and I'm sure contractor is charging for his employees and not him and just doing the labor at his cost....he still has to run a buissness and pay employees so if he was doing the labor free it wouldn't be worth him to split profits because he would make more just charging the regular amount for the job. So I think jackson and contractor are doing it correct and neither one is getting stiffed both are benefiting.

@@zaccabral4572 Your math is incorrect. Think about it. If you pay a contractor for the labor and then split the profit with him. You have essentially paid your employees and split the company’s profit with them. Does your company give you a share of the profits your work produces? The payments are made by Jackson. The contractor floats the cost of materials until Jackson gets a draw. For 78k remodel he paying 78k (Materials and labor) + half his profit. That is a great deal for the contractor who has minimal liability

You pay him $78,000 for a 4 week rehab then you give him 50% of the profits. No wonder you only have a $10,000 dollar spread on flip #2. Take this as tough love you should always, always, always buy materials and get a “labor only “ bid. You honestly could have gotten that rehab done for $50,000 hiring even the best Subs and carpenters. With labor only you pay each sub upon completion no need to hand money over upfront on a labor only bid

Nice job selling your flip! But, splitting profits w/ the contractor is bonkers. You take all the risk and only get HALF the reward. You are too trusting, NOTHING is for free, he isnt cutting you a break, he is almost parastic. His budgets factors in everything.
