I owned a Highland Home in San Antonio for seven years before moving out of state. If I could have picked that home up and moved it, I would. It was the most beautiful home with a fantastic floor plan. Loved it.

I work in sales full time for one of the builders in this video. As someone who’s worked temporarily at 7 of these builders, I’d say this is a pretty accurate list lol. There’s some small changes I’d make but pretty on point with your reasoning for pretty much everything.

I just want to add that build quality can vary by neighborhood and really doesn’t have too much to do with the builder once you’re comparing apples to apples. Ex. Taylor Morrison, TriPointe, New Home Co., Meritage.. you’re going to find they all use 2x6 framing (vs 2x4 used by DRH and KBH) and have great insulation, included STANDARD upgrades like higher baseboards or taller ceilings, etc but every builder has to be up to code and must be inspected by the city at pretty much every stage of building (at least here in California). Homes are built by humans and sometimes in major development with multiple builders, you’ll even find the different builders are all using the same trades lol. Humans make mistakes. The biggest difference to take note of is the company culture. That will change your experience throughout the buying process from builder to builder.

Bought a DR Horton home in TX 20 years ago. Framing was terrible. Plumbing overflow in tub not connected and flooded downstairs. Never again.

I had my Chesmar home built in 2023. It’s been a year now and it’s been great. During the building process I would visit my home 2 or 3 times a week and would constantly be in contact with the building manager. He was very responsive and always answered any questions or concerns I had. If you’re having your home built then you need to be attentive and be part of the process. Remember you’re making one , if not the biggest purchase of your life and you can’t trust any builder and need to be vocal and informed.

Taylor Morrison does not deserve to be a C-tier builder. They deserve to be an F-tier builder. Their workmanship is shoddy at best especially for their price point. They hassle home inspectors and if the home inspector finds too many problems they try to get the state to take away the inspectors license.

😂😂😂 OK it looks like all these builders have lost their luster after the early 2000. I think its their vendors and the cost of goods, they can't get good quality products to build anymore. 🤔

I have a favorable experience with Taylor Morrison. I own a a Taylor Morrison home in Central Florida which has withstood several hurricanes over the past several years, essentially no damage taken, thank God. . It’s a nicely designed open floor plan and I felt they offered nice upgrades and customization . They did a good job building but I did harass the Project Manager during the building process especially during the framing as I found defects during my own personal walkthroughs. I would say that if you’re doing new construction, if you live near the site just stay on top of construction and be involved! Overall happy with the build quality

We also had a similar experience with Century Complete Homes! They did not nail the frame together correctly... actually missed the beams causing the trusses to be inadequately joined together. Further, the roof was not properly nailed to the frame so 4 months in, we chose a highly recommended roofing company here who did a complete tear off, new roof, with "sister trusses" to reinforce everything. We also added wide gutters with 8 downspouts. Very disappointed no one told us that gutters are not included! So, we spent $16,500 on a brand-new house in 4 months to avoid leaks and more, so that we would not be required to submit any insurance claims should there be problems. Guess the upside is that we added value to our 1.5-year-old house. Another upside is that we bought 1818 sq ft concrete block home for around $270,000 on a .29 sq ft lot 78 ft above sea level in Central Florida, Zone X ... all the 2024 hurricanes did not hurt our home at all, so we are grateful! Another positive is that we absolutely LOVE their Brandywine 1 Design! They cut costs on their newer Brandywine 2 design which is now 1811 square feet so we hare happy about that. But our lawn is unwalkable because they did a terrible job with leveling! And, we had to buy 3 "mock rocks" at $168 each to hide the unsightly, ugly Rowand Septic System risers they decided to build right in front of our house that stick up from the front lawn over 9 inches! They could have easily put the 3 risers on the side of the house! Seems that with any of these builders, nothing is given without something taken away.

This depends on what type of contractors they use. One builder using local contractors in the area vs doing same in other area makes day and night difference in build quality

100%. Quality comes down to the skills of the trades combined with supervision by the builder. Unfortunately, the trades are whatever is available and the supervisors are likely lacking skills and faced with high workloads. You will never get great quality unless you opt for a custom or spec home by a small builder. Also, model homes aren’t necessarily representative of the home you end up with.

I agree with this. In some of the Houston master planned communities Tri-Pointe, Weekly, and Toll all were building in the save development and you know for a fact that all the same subs flow from lot to lot.

I bought and lived in a new DR Horton home for 7 years in South Carolina. We loved the house, but uncovered several problems over the years, including foundation issues (that welcomed buckling engineered hardwood floors and radon due to cracking concrete), incorrectly installed shower tile and pan (which led to tile popping/cracking, mold, etc). All of these things can happen in ANY house, even a top dollar custom home... which is why although this list is good, your build will ultimately come down to SUBCONTRACTOR QUALITY. That's it. If you get a builder who subs out to crap trades, you'll get crap. If their subs are ok, you'll probably be ok. Unforunately, you can't know how that is in advance of buying.

I have had 2 Highland Homes (one was a resale only 6 months old & one I had built) and I LOVED everything about both of them. I feel they are a very good style & value & the customer service was excellent. I would be very happy to own another Highland Home if I buy again.

Wow! I love the way that Toll Brothers homes look and was interested in building with them so I am totally shocked but grateful to hear your take on them. We built a home with TriPointe and are pretty satisfied. Great floorplan and good curb appeal at least with their 2 story homes. I live in a development with homes built by them, David Weekly, Highland and Gehan. Highland and Gehan have the best looking homes, followed by TriPointe based on curb appeal. Ashton Woods is garbage.

Insightful video! My husband is from Texas so he wants to retire there. I watch so many model home videos, but obviously you need reviews like these. Do you know anything about Grand Endeavor Homes? I saw a beautiful custom home by them in one video so was wondering about their company since I’d love to build my dream home one day and will need reviews like this to help me decide on a builder!

Meritage Homes - buyer beware. Neighbor had a new home built by them. Moisture kept coming through slab causing mold throughout the home. Home was built over neighborhood sewer line. Meritage kept sending their punch list people to attempt fix on an engineering defect. Had to hire expert and sue in court. Won. They bought home back - neighbor (who got sick) moved. Meritage then put lipstick on the pig and resold the property for more. They disclosed nothing!

Lennar gets an F imo. Just tried buying an investment home with them in far north Dallas. Felt like I was talking to a buy here pay here salesman. The salesman and sales manager quoted two different prices on the same home, rate incentive changed after I pre-qualified (780+ FICO), and the salesman didn’t know if the homes were made of fiber cement or wood.

Great review. But, D.R. Horton should've gotten at least a "D" instead of a "C". Too many horror stories I've gotten from my friends that bought from them. Especially here in Hawaii. Lennar is okay but not a "D". David Weekley homes was one of my favorites also. Don't know anything about Ashton Homes, yet. I love Perry Homes too, but faux windows? Really?! LOL, Beazer Homes, I saw some ugly homes from Beazer. Century Homes, to me, is like D.R. Horton...very cookie cutter type. Tri Pointe Homes is okay. I've been to their models in Las Vegas. KB Homes is very cookie cutter but better than D.R. Horton. Toll Brothers..."F"?! Wow. I thought they would at least get a "B". You're brutal. LOL. I like Taylor Morrison homes and thought they produce very nice homes. Highlands homes is also a nice product.

Perry Homes? look at Legacy West in Plano built by Britton of Perry Homes. Mold, stucco issues. Homes built 4 years ago are still being worked on to try and fix the messes.

Well we know the biggest builders are gonna have more complaints bc they sell more homes. I have a DR Horton home and I researched quite well before I chose them. I came and visited weekly when they were building and had it inspected before I moved in. I've been here almost 3 years and have not had any issues. The one thing that I found consistently during my research is how important it is to be engaged in the process. I would NEVER leave anyone to their own devices with the biggest purchase I will make in a lifetime.

FWIW, we had an excellent experience with M/I Homes. Sales and construction were great. Beautiful home at a good price. As you said, there were a few building issues, but they were friendly and professional about fixing things. Several contractors have commented on the quality of certain elements.

Well I just recorded another video with North Texas builders and have them there. Are used to work for Coventry. I like them for the most part, but did have one bad experience with a specific construction manager. But overall, they’ve been great!

Also Newmark, ICI homes, Arthur Rutenberg homes, Grand Homes, Blue Heron homes, and Raykon are some of my favorite ones as far as their floor plans go.

D.R. Horton made beautiful homes in Chicago in the 90's. Around 2008 in Florida there homes where shoddy at best. I think its their vendors that brought the quality down but thats probably all these popular homes. Lanar homes had the chinese wall problem in 2008 in Florida.

Thanks for asking! I feel when compared to the other builders at the same price point they don't offer as much. Both in the $600-$800K range as well as the luxury range like $2.2m. I feel they ride on their name but are not as quality as they appear when shopping apples to apples.

After I heard your comment on stucco I thought I would comment. If this is the synthetic stucco you should treat the house as if radioactive. Is was developed to use on block homes like in Florida but should be avoided with wood frame houses. Some states ban it altogether. After it was originally developed they ran into mold issues. So they came out with synthetic stucco 2.0 - with made the issue worse. It forms a tight skin over the exterior to keep the water out. Unfortunately, when it develops cracks like around doors or windows (it has a useful life of 20 years) the water gets in and it can't get out and now the mold problem is real bad. There was a lawsuit in my area against one of the builders on your list (you can guess which one) when a problem with mold was discovered on a relatively new house and true to form, the builder refused to fix it. The owners eventually won - but it took a couple of years and they could not live in the house in the meantime.

@@movingtotexas Thank you for replying - Regular stucco is not the problem - its fine. Its that builders are now using synthetic stucco - also know as Dryvit. I would guess that, nationwide, most of the new "stucco" home you see will be the synthetic stucco. I think that in some places it requires a RE disclosure when its sold and I read that a lot of realtors will not show homes using Dryvit/synthetic stucco. Regular, traditional stucco breathes and allows moisture to escape to the outside, while Dryvit is more of a tight skin. Unless its installed correctly, and inspected and maintained every few years, these mold problems may occur. I guess its cheaper to install than traditional stucco. Its hard to get builders to fix this as they point fingers at the manufacturers and the manufacturers say it was the builders installation that caused the problems. Please note that, where we are, sometimes listings will only say stucco, when they are, in reality,, synthetic stucco. Thanks again - as a homeowner - and seeing other folks problems with it - this is sort of a hot button issue with us as this material is a serious health threat.

I actually worked for Coventry, but heard they sold since I worked for them. I like them but feel they are a typically a little overpriced. Maybe in this down market you can get a good deal.

I give them a B, but they tend to be a tad more expensive than competitors. I actually used to work for them, but they sold since I worked for them. Behind the walls they are pretty good which means the finish out is not as good.

As someone who bought a Century Community home 2 yrs ago, I can say those Google reviews can be very misleading. I wouldn’t be surprised if most of them are A.I generated. Customer service I’m unaware of. But when it comes to quality, being able to “see behind the walls” is very important. It very much is for first time homebuyers like myself 2 yrs ago. But now I’m looking to sell and “upgrade”. But a big downside is, Century tends to not build by anything that can make your home value go up over time. Instead, you may have another development being built across the street or down the road instead of a grocery store, or something that makes the area look valuable. Amenities are hard to come by also. So, DR Horton may not be the best when it comes to homes, but I’ve personally seen that they steamroll the competition, especially Century, when it comes to amenities. So, before you get into a Century home, check 5-10 year city plans to see what could be put in the vicinity of your home. Otherwise, you’ll receive less than what you paid when you sell, because these are NOT forever homes.

In 2017, I bought my first investment home. It was built around 2010. The quality of the built was subpar. I looked at new homes being built by DR Horton subsequent to 2017. They are the worse. Also, any builders that build a house out of cardboard deserves an "F". Those T-ply exterior paper crap to replace OSB or plywood and yet the builders still charge the same price for exterior walls installed with OSB is a joke. It's what behind the walls that's important and builders holding contractors to higher standards than meeting the basic, minimum building code. This industry needs to be more regulated.

Highland homes have 2×4's as baseboards and it looks super cheap. The tile choices look very dated. My friend was in hers for 3 years at the time it looked older. It did not wear well.

Was going to buy a Lennar home but something felt really off with their homes. I just felt like I was paying $300,000 but the construction felt like trash. Ended up buying a Meritage Home instead. Will be closing later this month! I also feel like Drees homes is not an option for a vast majority of buyers since they have like million dollar homes.

I think Tri Pointe should definitely be higher up! Our realtor had the same comment that she had not worked with them before (bought in central Texas and they have a bigger presence in California) so we went in unsure. It came down to deciding between David Weekly and them and although DW had great finishes, they were priced higher and provided tiny lots (obviously this is a location issue, but when another high quality builder has double the lot size and similar finishes right down the street…). Tri Pointe has been great to work with, addressing things well outside what the warranty includes, and the overall finishes and quality of the homes (at least in this neighborhood) are beautiful. I’d have them right next to DW on the list.

Just bought long lake. LOVE LOVE Love IT. I’m watching them build homes. All great materials. Inspection showed a few minor things. Inspector was impressed. I’m one happy camper for sure. Love the tile wood look floors. Huge closets. 2.5 garage. All brick!

You state America, but are these rankings realistically only for builders in Texas? My parents purchased a home 10 years ago from Toll Brothers and they've had zero issues and a beautiful open layout where I could see it ranking as A or even S

This is just been my experience in the last 10 years with these builders in North Texas. Toll Brothers I feel used to be great, but they’ve made some changes in the past couple of years.

DR Horton should have been ranked F. We are in one built in 2021 and are desperately trying to sell. Had problems from literally day 1. Getting DR Horton to stand behind anything has been a struggle. Asked for a list of stuff for the 12 month warranty and they sent a warranty guy out that stated our area wasn’t his normal area and “our guy” was on vacation. This guy knew nothing about anything. Finally I just asked him to leave with the list. Then call after call to his boss with NO returned calls. They sent a crew out to fill all the cracks in the sheet rock and then NOTHING else was done on the list. And it was an extensive list of things just not completely properly from the beginning. I had to fix stuff myself and hire a couple of contractors. This house was near our sons home who was having our first grandchild when we bought. DR Horton has definitely been a live and learn experience but never again.

We’ve lived in a DR Horton home for 3 years now and have had zero issues. We’ve made some improvements ourselves to add a little more character to the house but no issues with the build.

We Bought a DR Horton Home a couple of years ago in the Midwest. No big issues as of yet. I do agree with the others. Their floor plans leave something to be desired for sure.

This was a great video! I thought DR Horton use to be better back in the day, maybe not 🤷🏼‍♀️ went through a DR Horton community recently and the workmanship was horrible!!!! KB homes use to be horrible they were sued numerous times for very bad building in the past I do believe in fact I think they used to be named something else.

I like Tradition much more than Toll for sure! I feel their design is up to date and that they use some good material for their finish out. I haven't closed on any Tradition homes yet, so I'm not sure what they process is like with them, but without knowing at this point I would give them an A and an S if they have great customer service.

That's not a fair ranking on Tri-Pointe since you have no data on them. I wouldn't even add them to the list because of that. However them and Toll build in the same communities so quality might be similar based on subs used. I personally like the floor plans Tri-Pointe offers. All the Houston homes are all boxy and you really need a 60ft lot to feel like the space actually opens up. For their price point they have something for everyone, just note that 40 and 50 ft lots are going to have some questionable sq ft utilizations in certain areas like the family/dining room or the upper floor bedrooms

I wish you would use dates on these builders. Seems the quality has gone down in recent years. Taylor Morrison homes were excellent in 2010-. Lennar USED to be a better quality. Ashton Woods had great standards too in 2012. Perry used to have excellent homes in the 90’s. I think a lot of quality has declined-PROFIT OVER PEOPLE! Sad for the prices we pay for cheaper quality. SAD!

I’d take David Weekley over highland homes. As a previous photographer for many of these builders you can tell the quality once you enter - we’ve owned three and planning in a few years on our fourth. Excited for the new Landmark community. Regarding Drees, I feel as if they aren’t high quality anymore. Their finish out is spotty at best. At least in many Drees homes in Denton county. Million dollar neighborhood with toll brothers and Drees - no spray foam! And it’s not an option! A builder you didn’t mention is M the Builder, they are an amazing builder and top notch to work with. A bit out of our price range, but perhaps with a downturn in the market we can get a deal. Several co workers very pleased with their homes!

They are different. William Ryan is a large production builder, Ryan Homes is a smaller builder.

I've had great and terrible experiences with Coventry. When we got a bad construction manager it was terrible and corporate wasn't very friendly to deal with. For the positive, I like what they do additional on the inside of the home, but then they don't give much for standards for their finish out. However, I'm ok with that for a better product.

When it comes to all the "C" ranking homes or below, the best advice I have heard is not be cheap to hire a home inspector. One in the middle of the home construction, and of course another towards the end. Buying a home from the Tier C and below it can be a toss up, Good or BAD ! and like most agree it comes down to the developer's sub contractor on each area / town / state... Overall, the first time buyers or the majority aim at the C tier due to affordability $ x SQF. I wish you can see a HIGHLAND home with a 1,200/sqf at $300k, but you will NOT. So stock with Tier C offering 1,500/sqf for $230. So overall wish the Tier C can op the quality vs quantity. Feel that in most cases with better quality comes with less problems/customer complaints.. and for just a bit more $$$ or reducing the sqf. (on a separate note, does some home's builders need to give a humongous backyard the site of a football field?)

I haven't walked with GFO yet, but so far I am liking the new style for the money! I would be happy to build one to try it out. They have much better updated floorplans and elevations.

@@JohnCillian The way they operate is weird I had a contract with them and the sales rep assured me the prices will go up. I missed a window to start building and by the time I was ready they had increased the price 4k. A month after breaking ground the price went down so i confronted the sales rep. He said it was supposed to go up not down but corporate decided to change. So I ask hey can you give me an upgrade to compensate the misleading comment. I went all the way to the president and he was as trashy as the sales rep. They were very rude. They decided to end my contract and at least they refunded my DP. Their quality is lacking they failed the inspection multiple times at the start of the building phase. I would save my money and go elsewhere.
