I think we may need to explore building over buying later this year then as what i have seen available i have been unimpressed with. How much more is it to build over buying? Say a 4 thousand square feet, 5 bed, 3 car garage? I see houses that size for around 550-650k. What would the build equilvant be?

It's worth considering. Building is one of the only ways to guarantee you get everything you want (especially in this market), but prices vary widely. In town, there were sales this year as low as $650,000-$700,000 for new homes with 3,700+ sqft.
