With the new law coming into effect of taxing people if they own multiple properties, how will you adjust your business if at all? Can anyone set up a trading account at a showroom as you mentioned or are there specific requirements? Do you renovate using the same contractors or a new team each time? Which areas of the UK do you develop in? Can you give more tips on money saving during development and more ideas on how to add value to a property and the basis you use to chose a development?

Best way of dealing with the new law, if all personal owned properties (not under a company as such) is just spread them around your family, put them in other peoples names.

alfie sole this is how you get found out by the HMRC and are declared as still having significant interest or involvement with the property and thus taxable on your estate. You can use tax efficient investments which will reduce capital gains tax, effectively rolling them year on year.

isn't that a labour policy (load of shit)? Pretty sure that isn't coming into effect, correct me if I'm wrong but i don't think that is being put forward, and even if it does they'll just make slightly less profit and rent will go up to cover the short fall of profit aka the renters will suffer as a result (leftys don't get economics) Trading account - yes literally anyone, just sign up and use your home address, no requirements and always ask for a cash account (pay on the door) its easier than paying monthly etc (my opinion, unless its your profession, which i assume its not) (+ always get receipts and keep track of them for tax returns). No requirements, no minimum spend etc, + always go to the same place build up a relationship with them and you'll get discounts, free delivery, throw outs etc. (throw outs are returned items which might be slightly broken e.g. has scratches which are very useable given paint etc) Other than that i can't really answer the other questions as they're personal to each developer, so Anish can say what he prefers etc.

Kazim May if you have enough property to worry about putting it into others names, doing it as a person isnt the right choice anyway. Most retail property will get fucked by a new tax law. Commercial is the way forward.

alfie sole still will incur capital gains tax unless you are trading under a self employed basis. I agree commercial is the best way to make money, however is a long haul to make decent money. Best thing to do when using commercial property is to use TEI for Business Property Relief

Assuming I had a decent amount of cash to play with would you advise focusing on the development to sell model or to rent model? Alternatively a mixture of both. My personal preference was development to sell at various levels. 2. For the sales of your developments do you have specific agents you use or do you put your properties on as many platforms as possible? 3. What is your average turn over time from acquisition, re/development to sale? Understandably it's a range. 4. Would you be willing to do a paid consultancy or brief mentorship?

i looked him up on LinkedIn he worked for RBS. I think he needed money initially to purchase the run-down properties but he could get loans from banks to do the renovation part

When you buy a property to develop, do you buy it in the hope that you'll get planning permission to change the property. And what happens if you don't get planning permission. 4.) Developers usually aim make in the region of 20-25% profit margin on their projects. More if it's a cracking deal and less if the market is competitive like parts of London etc

Hi Anishivin, probably a sore point but could you give an idea of what you bought in the first instance. How much it cost? You view as to what could be done? You must have had some idea before you brought in architects, I would think they just interpreted your plans. What you spent on property in total inc fees etc, and what you think you can make and does this go up as the price of property might go up over a few months. Is it risky? How much of you own money do you invest. Do you have to borrow money and if you have to outlay so much money how do you sleep at night. I also presume you have a very good team of builders working for you. People you can trust and leave to get on with it are hard to come by. From what I saw on video you are doing it all ok. Very jealous of you cars, but it seems your very hands on, work hard and deserve the rewards. Keep the vids coming really enjoying it. Thanks.

Brilliant way to structure a video fella! I've always been focused on building my BTL portfolio but with ADS tax and the new tax laws coming into place not letting u offset the interest on the mortgage as expenditure, im looking more into flipping some properties so stuff like this is great. Maybe less profit margins up my way though. How easy is it to get mortgages with the intentions of selling on and do you do it through a Ltd company or just mortgage the property yourself? All the advice is much appreciate big chap! 👍🏼

Anishvin, I’ve noticed that in a lot of videos with property developers they will always say “we” would you say, when dealing with a high cost job such as property developing, you should try and team up with someone? If so, is this what you have done? Honestly, I’m in an amazing situation at the moment in my life as an 18 year old who is going to a top London uni and is very interested in property (understatement). I have acquired money in the region of 90k and am likely to get this to 200k in the next year. As a result I would love your opinion on the future of property developing as it has clearly become very saturated in the lower price ranged houses between 90-180k. personally I want to try to get to developing 500+k houses ASAP as I don’t see profitability being as high for these lower priced houses in the future as most are done up already due to the competition. I would love your opinion on the future prospects of property developing at all price ranges and some advice as to how I could start if possible. Thank you.
