You should buy a house. List it and see what the high is. Upgrade a level. Go modify the price and see what the new high is at. Level up again. Check the new price. Just to get an idea what your gains are and if it’s worth investing in

I've noticed that you sell maxed out houses a lot faster and easier than the buy and flips. Maybe if you invest just enough to get them up to at least level 2, you'd sell them quicker and have more wiggle room to negotiate price.

You probably shouldn't sell to ANY customer, just cause they were willing to look at a house, doesn't mean they'll pay well for it, especially if they're looking for 1-4 stars but are only willing to pay less than your listed price. That's why you feel that decorating is useless, cause you're selling to the wrong people.
