Step #1: don't FU@$%G steal their security deposit after you've been paid in full on time every month for 2 years with no complaints and left the place clean after a 2 month notice.

I have credit card debt so my credit score is not attractive but I’ve never been late or missed a rental payment. I think credit score checks are overrated. The landlord should only check for three things: Rental evictions, criminal history and income.

I would agree, to a point. If the tenant has a large amount of debt but is able to make their monthly payments each month and keep that debt current, it's usually ok.

@@crand20033 he said he pays referrals IF they sign a lease, which means they have qualified. If you get sub par referrals, don't accept them and you'll pay no referral.

@@jeanenviedapprendre I have found that even if they have an adequate income that does not mean they will pay rent. I rent rooms out of my house and have had a lot of horrible renters.

I am landlord of a single family home in a nice downtown area of southern california. I am here because the last 3 tennants I have had stayed between 1 and 2 years then left because they purchased homes. The home rents out very fast I run an add on craigslist for half a day and get about 6 applications. I have been selecting someone with a great credit score and income. So am I just having bad luck, or should I be picking less affluent people who can't afford to buy a house?

Great point. I think that if you are in a high priced area, and you select high credit high income people, they will only want to rent for a little while so that they can get their feet on the ground. If they have good credit and income, they can buy a house once they settle down. I see two choices - start doing rent to own and sell them the house they are in, then go do a 1031 exchange on your own, or you can lower your rental standards on credit score but keep the income standards and you will likely attract people who won't be buying a house any time soon. I think it comes down to the fact that renting is a two way street. As much as every landlord wants great tenants, the other side of that is that great tenants generally have their pick of landlords/rentals so landlords have to stand out from the pack as well. In short, I think the "be a great landlord" point is the crux of things here.

I let my tenant paint the walls in my condo. I didn’t like the color of the walls when I purchased the place; so I told her she could change the color. I paid for the paint and she painted it herself.

We've been mom and pop landlords for about 10 years. And I was wondering about something. We've recently asked a tenant to move out by a 60 day notice, due to a family member moving in. When that tenant moves out, do we have to have them sign something saying they are moving out that day? Just to officially show proof when they moved out. I'm just wondering if that is the law.

I've never seen a signed statement showing they moved out, because most tenants move out and move on. They also move close to the end of the lease, at which time you get possession of the property back by law.

There are tons of web services that can run checks for you. Just do a Google search and find the one that checks the data you are looking for

You could ask if the tenant would be willing to sign up and login to credit Karma together, it's free.

I've been a tenant at my landlords home for 13 years. He told me that I could purchase it from him if I'd like to. I am looking forward to securing a mortgage for this home later this year. The house is valued at $78k

@@DeRosaGroup Thank you. My FICO Score is currently 610, I just paid off 2 of my 3 credit cards last week with my stimulus check. I still have $18k left on my car loan. Been on my job for almost 5 years. Income is $1,640/month. I wonder what options I will qualify for as a first time home buyer with my numbers. What do you think?

Those who bang doors are disrespectful having no respect or ungrateful for the planet in general. Pets as well as human's can jump as a startling movement from vibrations. They're very much ignorance at it's best. Poor air circulation in vents are supposed to work properly at all times especially in bathroom having no windows. Management shouldn't get paid until all job assignments reported are repaired otherwise they're getting paid ignoring the need for the job titles they claim, which only says they're underqualified if they're not repairing or reporting maintenance responsibility issues, just stating the facts.

Its called a damage deposit in Canada and us landlords are not allowed to collect more than 50% of the rent by law...sucks.!

Make sure you screen them properly - check credit, income, criminal background. It will lower the risk of these things.

98 - 99% of tenants will put considerable "wear and tear" on your property... about 80% will skip out on the last month rent when leaving.. many will squat for a few months while you get your court dates.....lets get real.

@@nixodian What is your situation? Where are you living now? Did you read the ad? Why are you moving? Have you rented anywhere before? Would your previous landlord rent to you again? Where do you work? What are you making (2.5 X)? What is your credit like, score? (600 to 650) ? When are you looking to move? Do you smoke? What kind of car do you have? Any evictions or criminal history?

Good question. It would say that a tenant would be the best to answer that one along with a landlord that keeps their properties in good condition, respects their tenants, abides by the laws and local codes, and treats all they work with with respect.

Being online isn't all that special anymore. A cheap phone and Wi-Fi is all you need. And just about everyone has a phone. Starbucks and many others have free Wi-Fi

Aw yes, the their money ain't green enough because they pay their bills and have no debt and therefore no credit score, speech. Personally if someone has no credit score, thats a good thing in my eyes. It means they are up on bills, responsible with money and not borrowing money left and right. If money gets short they'll pay rent last. Ask me how I know. The less they have in their budget, the less likely they'll pay you.

Credit score doesn't mean much but not having credit at all is a dumb idea. I buy everything with credit cards and I've never paid a dime in interest and I put over 50% of my income aside to start buying rentals

If you do rent to friends for family, make sure to use a lease and use the same documents as you would for a stranger. I've seen many people get burned and loose friends and family members over handshake rental deals!

Definitely untrue, I had a landlord that was so nice he was so caring that the water bill gotten out of control as he was helping with washing machines in all units, they were filling up pools all summer taking advantage of him. I wish more landlord's were like him, he let me paint as it looked so much brighter & cleaner.

Hire a professional painter to paint the house, not the tenant. Although the "painter" that painted my supervisors duplex he rents did a really shitty job
