Designer home bonds and maintenance fees in the south! The Villages, FL

Looks like we'll be looking at the northern sections of the Villages and not the southern ones. There appears to be several cuts that they're making but it's only saving them money and not the consumer. But, I may have this wrong. Each area seems different from each other. I think I will continue to look for the 3 bed 2 bath with fenced in back yard and paid bond. The Northern areas seem to have plenty of shopping and dining options as well. Maybe one of these days or years I'll get to move to the Villages. Lol!

Awesome info on street maintenance being responsibility of CDD instead of the county! Would like to know if that information is provided to the buyer or do you have to know to ASK the specific question? We previously lived in a neighborhood that did NOT know they were responsible for street maintenance until they contacted the state for repairs of potholes. The developer never handed over to the state and none of the homeowners were notified. In the end all homeowners had to contribute a large sum to get the streets up to standard before the state would take over maintenance. I can see where some believe the CDD will provide more maintenance, but for us the extra expense is NOT worth it!

I wonder how long the average Villager lives in The Villages? and the amount of time the average Villager stays in the home they purchased? My guess they won’t have to worry about the 15 year road replacement

@Pryselessone you guess wrong, The maintenance fees are budgeted using a 10 year horizon, they will need to worry about them
