Please try to construct environmentally friendly estates. Have plant some plants in the estate. May be have some parks and nature reserves. I have visited several times your estate located at Kpone because I have a cousin residing there. Please name some of your streets after local historical dignitaries also

The water runoff going to create a huge sanitation and flooding problems for the surrounding areas with what looks like very little ground absorption in that type of development. You're right on sister!

The reality in the Devtraco estate is disappointing! Many parts of the estate don´t have water since years and service of management is very poor. They won´t react to complaints. Many of the houses are empty and a lot of them have cracked walls. By the way, children have to pay to enter the playground. So please inform yourself very well. I wish Devtraco will listen to those who have already invested there to improve the condition before putting up more houses.

I build in Ghana, and I live in Ghana. I I'm from Biafra. I know what she is taking about. Ghana is the most expensive country in African. A cost of one duplex in Ghana just to build a single house, you will use it to build double in my country and still have change in your pocket. That is Ghana for you.

@@globalcetzen5271 The comments are from Africans, not Americans or British. However as an American, I agree with the comments. More trees, concrete sidewalks and blacktop (not dirt) roads. Ghanian names, proper plumbing, more windows, build up (more than ground level) if the land supports it. And why would you make it where kids must pay to use the playground? All of these things are UNinviting -- in "any" culture.

@@garproperties1001 that price is not what a European expects to pay in Africa , all considered. I am sure it is worth it though. But for that money I can get a property by the sea in Italy, with safety, limited distance and guarantee of good investment.

@@Harlock2dayoh agreed. Italy has some really fabulous deals I've noticed especially with the €1 houses where you can find a gem to fix up. But that's also because there's an ageing population and many empty homes there. In Accra, we have a running housing deficit. FYI there is a resort development here selling beachside (not beachfront) 2-bed properties 1 hour outside the city for $103,000 with integrated solar wiring (the solar panels are extra) with the option to use them as airbnbs /hotel rooms when you're not using the property, if that's more up your alley?

As of 2019, the country was a little over 1.7 million housing units less (deficit). The Bank of Ghana's research findings from 2007 till 2018 with estate developers have not changed much, looking at the mortgage trend of 10/15/20 yr payment plans. The GDP per Capita in Ghana at 2018 was $2202 as in percentage was 3.959 Too technical for the ordinary man, however, it simply means, the average income earnings of every Ghanaian stands at $2,202 ( but complicated). That Ghanaians earns as good as any person living , Ireland (2,200 Eur disposable income ie per month, taking into account that 24% Irish people are under that). Real income of high skilled Ghanaian stands at GHC 1200 to GHC 2030 (Ghana Cedi ie GHC) approx $240 to $406 in 2019. Non Ghanaians, Multinationals have 10 or at most 15 years payup leverage on 2nd class developers as DevT., while advanced countries have 25 to 30 yr leverage payment eg Ireland. Assuming, one lives in Atlanta, the prices of some houses are far better in both size and price margin. Now the question is who then is a Multinational? Gov Statistical analysis puts DevT clients on multi-Nationals pedigree, this a clear indication the property not possible to be owned by the people of Ghana in real economic measurement terms. I like the dream, time will tell how strong Ghana will grow with its democracy. Non of the African Countries are progressively enjoying stable governance for more than 30 years. Democracy started in 1992, is democracy guaranteed, for the next 30 years ?

Look, Devtraco, get vision and stop spoiling the land. Why don't you learn from other developers. You are wasting the land, I am telling you, 30 years from now those you have built, you will wish to pull them down and build high-rise buildings. Do you look at the rate of population growth per year and make projection for future demand? So many errors associated with your constructions, 1. the roads are bad, 2. the roads have no pavement, 3. the compound of your building are too small, etc. You need a critic to help break the status quo.

Hold on what is this hot mess. Who are them marketing with this vision. Please this could not be what the African people are looking fo. I not blaming any culture for this prison camp. As an African/ American this is not ideal for living. Do they have water. When you hide the price their is super major problems with the company. Who can afford this if the average Ghanaian income is 2,200. This company don’t respect Africans or any human being. This is a waste of land and a traumatic tragedy to have to look out your window straight away into your neighbors window. You might as well all be in the same house. You hear everything in the neighbors house you can breathe without trees 🌳. The odors the nosiness the noise the gas fumes of cars the fights from lack of oxygen no space for a garden just being packed in like sardines just the shippers did my ancestors in them slave ships this is a crime. Somebody is very disrespectful to the Ghanaian people. 3 bedrooms average family need more space. I just can’t believe my sisters & brothers are being offered such mess. Sorry this just hurts my soul. Not one African name no where. Get out of here. Sorry I pray my ancestors will help the God in me run from trickery and to do better for my family. They have a restaurant and a micro play area you have pay to enter when your own space is blocked in by walls but no school though we do more than eat. If they real smart and want their money cut the price 50% and pray hourly.

Well, all looks good to day but what happens tomorrow. To be very honest to this new housing development, in my opinion, whoever came out with this style of developmental idea lack's vision because all these one floor houses are just waste of land without considering population density in future. These house's are way over priced, always trying to equate Ghanas economy to that of Europe and USA mean while we are not even an inch close. Stop cheating the people.
