I think that Professor Marks caught Chase looking into his date book with Beth's schedules because Chase was at school while texting to Emily and probably the professor too so I think he did something to Chase. At 17:41 Chase said that he heard "someone coming" and I thinks that was the professor. I think that Chase is innocent, professor Marks is involved with murder or worse, he is the killer. (sorry for my bad English☻)

Chase's signal was lost. He tried to reply but by the time a strong connection was found he saw the flickering light in the hallway. Shit. Chase heard a deep sigh followed by the creaking door. Professor Mark walked in and shut the door ensuring that it did not slam. He had already been to the teachers lounge to stop the cameras and delete the footage and now it was time to get rid of the evidence. He saw that on his desk someone had shuffled the papers and found his secret planner. His body froze, his heart skipped a beat and he could barely breathe. This gave him time to hear the heavy breathing of Chase. He knew that the witness was still present and he could still hide the evidence. Fortunately the science lab had equipment perfect for his crime. Smash. With half a beaker in his hand Professor Mark ran to the door and fished the keys out of his pocket with a trembling hand. Now nothing stood between Chase and Professor Mark. His heavy boots scanned the floor. Chase held his breath for as long as he could. He could see through the keyhole of the cabinet the true killer looming from above. Chase could not hold his breath forever. He let out a gasp of air. Professor Mark jumped he knew what he had to do. The two bodies were burned along with the Professor's planner. He was never proven guilty and what makes it worse is that he attended the funerals of both students. Emily had tried to show people that he was the murderer but the case was closed with the conclusion that Chase couldn't live with himself after killing Beth and then committed suicide. MAYBE IT WAS EMILY! Maybe she was following him the whole time. She was the one who killed chase. When she said hello, hello at the end she might've just been doing that so she could show the police and make it look like she had no idea. Maybe she put the stuff in proffeser marks' bag and tried to defend him because if she said it was him, then he would run out to show the police and see her. Maybe she was trying to make it look like it was proffesor marks at first and make chase have no idea that it was her and she would kill the proffesor to make it look like he killed himself so he wouldn't have to go to prison. But her plan backfired and so she had to kill chase too so that he wouldn't tell the police. So by killing him and the proffesor, it would look like the proffesor killed chase and then himself and Emily​ would pretend that she just found them. And motive to killing Beth: Beth dumped her brother(chase). Cool huh. Like if you like this theory.😀

The story ends like this... When he went to the school to try find evidence. Professor Marks had heard and saw Chase there looking at the date book. when Chase had left he put cameras up in his office to see if Chase would come back and what he would do. While he was talking to Emily he went back to the school to see what else he could find, Professor Marks saw on the cameras he had placed, that Chase was back snooping around. He then went to the school and came up to him from behind and knocked him out. He then continued to talk to Emily as if he were Chase. Then he stopped, thinking that it was stupid so he took chase and murdered him the same way he had killed Beth and left him in his car in the parking lot outside the school...

he said before he thought he heard someone coming, he did, it was professor Marks coming back to get all evidence that he killed beth, and then he saw chase there,chase was trying to think what to say to emily , he deleted everything he was going to say because he thought he saw someone and didn't want them to know what he was talking about if someone was there, he ignored it, he thought it was his mind playing tricks on him and started typing again and that's when, professor Marks got a baseball bat from the p.e cupboard and hit him across the head, chase dropped his phone on the floor, which would explain why he stopped talking. ~ my theory

professor marks had planned this for a long time. after he stalked her and found that she broke up with chase for her crush he gave her an anonymous letter saying to meet them in the parking lot. of course being niece she did thinking it was her crush. then Professor mark went u and tried to do the nasties to her she struggled and reject so the last psychopathic option was to kill her, professor mark knew about the break up so he wanted to frame chase, knowing it would be the most logical answer, what he didn't know was that chase would put up a fight, chase wanted to prove his innocence so he did all in his power to prove himself not guilty, but professor mark wanted to destroy all evidence, he went up to his classroom in the middle of the night completely silent, when he opened his door he found an innocent youth rummaging through his stuff. he grabbed a pair of scissors and *ahem* chase, he then took his phone and smashed it into a billion pieces leaving an unsolved mystery, a worried girl, a guilty man, and a dead lover, props to whoever knew that he was in the library till one a.m. and props to whoever knew he was still, innocent. but maybe he wasn't?
