I've seen a plan like this before. I would put all of the ground floor rooms on the same level. Open fireplaces are very wasteful of energy, so I'd either replace it with a woodstove or gas stove, or I'd delete it entirely and move the TV down to a sensible height. The downstairs bedroom has an odd access to its bathroom.

Cute! But the dining room table needs go. Its just unnecessarily taking up a lot of space when you already have a kitchen table. Its making that area look cramped. Dining rooms only work when you have a larger house, otherwise its just a waste of space that could be better utilized.

It depends on lifestyle. Some people I know have a dining room that's used for holiday dinners and not much else. The table tends to collect "stuff". If you entertain often, the dining table is useful, but many families would be satisfied with a table in the kitchen, and there's room for that here.

I actually really like the house, but I'm not a big fan of multiple levels on one floor. That used to be very modern 40 years ago and is no longer built that way in Germany. Imagine someone in the house has an accident, there's a bedroom downstairs, but you wouldn't even be able to get into the kitchen with a wheelchair. 🤷🏼♀️
