You can state when you sell buy as is in the selling contract. Legally as long as you are truthful and disclose the truth and selling AS IS you can sell your home. Obviously you would get the cost of the roof deducted from the sale price. I forgot to mention this is where I live it can or may very from State to State or City to City. Thank you for your videos. This was very informative session.Thanks Twelve years old roof. No idea if there is hail damage or not. Can I call my insurance company to have the roof inspected for hail/wind damage? I know at least half a dozen times hail storms in my area.

I would not recommend you call the insurance company for an inspection. That will cause you to have filed a claim. Contact a roofing contractor and ask for an inspection. You can look on directorii.com for roofers in your area.

There's a very interesting story about my family and that show. I've never seen the show. I had no idea of any of the characters in the show when we named our first-born son. We actually decided on his name a few years before he was born and well before that TV show aired. We had heard about the son of football player, Steve Largent, and his son's name, Kramer. We thought, "That's unique! Let's name our first boy Kramer!" Hence, my son has had to grow up with the name Kramer Bookman. 😲 He's pretty normal, nonetheless!

Buyer will be enjoying the lifespan of a new roof so as seller, I would say no to putting on a new roof to sell the house.

Agreed - but some times, the house won't sell without replacing the roof.

It's really simple when you put your home on the market it will be subjected to many inspections. The roof is one you could have it prorated on how much life is left or if it needs some repairs, either way the cost will be left in escrow so the new owner can do what they want to their new home.

When you have a guy calling himself a roofing contractor sitting down with a realtor and the realtor has a better tan, that would be a MAJOR red flag. Any roofing contractor asking a realtor for advice shouldn't be in the roofing business..
