Thanks for the realistic breakdown on landlord costs. It's rare to see a landlord who actually knows his numbers really well. It's crazy how many people are convinced real estate investing is always a good deal no matter what. Goes to show when you break down each of the costs and the risks (vacancies, no payments, damages, and other stuff you mentioned) it's not as rosy as it seems.
