Thank you so much! It’s interesting how New Jersey is just not slowing down. It is one of the states we were seeing people save for closing cost depending on the area they’re looking at because it’s so competitive still.

Veterans needs to be realistic and understand that even if they might get their earnest money deposit back at the end they're going to have to have some skin in the game to appease the seller. I've never had a veteran not have to put an earnest money deposit down. So they at least need to have money for that and inspections and an appraisal. I agree with you on agents that don't go after seller credit right now. Had too good for too long. Literally half of them that are licensed right now only know how to open the door

We have actually closed quite a few where the veteran had no cost but you do need a special seller for that

My real estate agent told me that he's only seen sellers pay closing costs for houses that have been in the market for a while. I live in California.

I would say at least two weeks but it can vary. Sometimes a seller just wants to be done

No. The funding fee can but not regular closing costs

That’s kind really low and like you are paying a lot in fees and points check the loan estimate for sure
