On your side completely! When I needed to extend my house, naturally, architects were my first thought. Then I realised how much the architects fees would help to pay for the actual building. So, I drew them myself. Got it wrong,er, 5 times... . The planning department of my local authority, (Amber Valley), we're very patient. I'm very grateful to them.

My wife and I decided to go without an architect for a simple kitchen extension on our house in Guildford. The home design planner overlooked the shape of our plot and the location of drainage. The whole thing became an abortive attempt to build an extension and left us £10,000 poorer after all the remedial work. In our new property we are planning an extension and we will definitely use a reputable architect.

Sorry I completely missed your question! A survey is normally required when you're having extension plans drawn. This is so the architect or designer can start the design process with an accurate set of plans for what is currently existing. These 'Existing' plans will also be needed for a planning application.
