In 84 I bought 5 acres in Georgia. Rented a skid steer to clear my building site and like you I was pounding stakes for the house location. Chug chug chug I heard and watched in horror as the neighbor pulled his mobile home from across the street with a tractor to the lot next to mine. That ended my dream of building a "sweat equity" house as it would now never appraise high enough for the loan to cover what I needed to borrow. I wound up selling the property to my sister.
