What does the site on sale have to include? What if it doesn't have a great email list, or if it does, what happens to that list? Does the buyer get it as well as al the content in the site?

So if you're solely selling the domain name, the buyer does not get anything beyond the domain name itself. There are situations where the seller can include a website, email lists, etc, but it's not typically on most domain auction sales.

Valuation tools are not a reliable way to price domains,I did a estimate on 3dprinter dot com on estibot and it gave a $2500 valuation, the dot net sold for $60,000

What's the best way to price it? I had an estimate for one at $100 but the domain is (for example) hotpotatochips.com which has history and seems surely worth more than $100. But how much? Do you just through in 20k and hope it's not worth 60k?

estibot.com SUCKS. only 2 lookups allowed per visit. and then the least they ask for is 29 bucks or something. and while my company domain, that's with godaddy, is priced by godaddy at about 1700 bucks, estibot quotes it at ''less than 100''. WTF
