This is an EXCELLENT video. I've watched it 3 times now and wish I could like it more to push the algorithm. When I bought my first home I asked my realtor a throwaway question that unexpectedly changed my life. I was looking for a house with "all the things." I asked her what she regretted about her first house. I thought she'd say the bathroom or the yard size. No. She said "I regret selling it." I ended up buying a tiny house well below my budget and followed the same advice you provided here which is the same advice she gave me. Today, it's my best investment and opened the door for more. GREAT WORK, JAVIER! KEEP GIVING GOOD, SOLID ADVICE.

My husband and I gross over 100k together and our all in payment on our small single family is $840. Our home has literally 1 closet. Both spare bedrooms just have a dresser or wardrobe added for kid's clothes. We have a carport and no garage. Just a shed in the backyard. But all appliances and AC and roof and fence and flooring are new, and we barely notice when our payment gets drafted from our account. We put more in retirement than we pay on our house every month and we're only 27. No big roomy house could feel better than our simple house and roomy monthly budget. 🤸‍♀️

If not more expensive in some cases. I'm out in northern CA myself and came here to comment that. People always tell us to adjust our expectations and it's like, we have! There's not much left 😅

Those hoa fees put it over the top. If you're paying hundreds a month in HOA fees you're not going to be able to have a realistic amount of housing expenses in a condo.

Yep HOAs are running $700-1000 a month for a condo built in the 60s with little maintenance and no amenities in NorCal.

The problem is condos means an HOA with massive supprise assessment fees on top of their monthly dues. Once you factor in the monthly HOA fees (around me it's about $400/mo) you're paying the same as would for a single family home mortgage with no HOA.

Yes but I feel a sense of community in a condo or townhouse therefore, I feel safer than living in a house and I can go places for days feeling secured rather than a house…a house makes me scared that it will get breaking into easier .

Those surprise assessment fees would just be surprise repairs you'd have to do in a single family home

HOA fees carry some administrative fees, but much of it pays for things you would have to cover anyway as a homeowner, and you get a group rate on services. My condo keeps rates low by not having onsite staff.

HOA around my area, is between 500-900. Which is just insane. I went with a single family home with two units instead. And renting out one unit and paying about $ 300 out of pocket per month in mortgage. Which I thought was the best option at that time.

Dumbest comment ever, I guess you didn't get the point of the whole video. I bought a condo in December 2020 for $225,000, I Remodeled it and now condos in the same area are selling for 330k - 350k. I have tenants living there and I'm getting 700$ of cash flow every month, It's Not rocket SCIENCE. Just pay close attention and he's giving you amazing information.

The example starting at 2:24 hits close to home Javier! Wife and I bought our first house in March 2023 after looking for several months. We found a 4 bed, 2 bath place only 4 blocks away from where we rented in a great part of town. We ended up as part of a bidding war and ended paying $370k total. At that price with a 6.625% rate and PMI, we're paying roughly $2700 per month for the mortgage which is just below 40% of my take home. We don't regret our house at all, but definitely feel the stretch some months and hope to have interest rates come down (just like your example couple). Just a tale of caution for others out there that once you get into the buying process, it becomes really easy to say screw it to your careful planning and you could get trapped if you aren't careful. Lol, You really do get in that Fear of Missing out mode. We bought in 2019 Suburbs of DFW. 4bed/2bath. I made them lower the price, pay closing costs, give me $5k to redo their crappy flooring job. And even made them leave the fridge. Our mortgage is about 1500-1600. Or about 16% of our take home pay. But man, child care is as much or more than than the mortgage. And my wife use to pay $1300/month for insurance. Which we have switch to insurance at my new job.

When Mom passed we put her house on the market for 550K and it needed work. Only a couple offers and the highest needed a 10K back for closing costs at 505 so 495 to us. Lovely couple but I felt off knowing they and to go through FHA as their income wasn't enough once the US credit rating got taken down and 30 year popped over 7%. Makes me think I'll see the house on the market in forclosure in a few years as they must be stretched tight. We could have taken the cash offer @ 485K but it's less money to us and we thought they'd gut the beautiful 1910 woodwork. The agent came off completely wrong and had we had to lower it another 10K for the couple to get it done, I think we would have done that instead of the cash offer. Never bought or sold before so it's an interesting process and I can see how in the past writing letters would help someone lean into your offer because the home was in our family around 1938 so we wanted it to go to someone we liked. Now it's their home. =)

The fact that there is already an excessive amount of demand awaiting its absorption, despite how everyone is frightened and calling the crash, is another reason why it is less likely to occur that way. 2008 saw no one, at least not the broad public, making this forecast, as I'll explain below. The ownership rate was noted to have peaked in 2004 in the other comment. Having previously peaked in the second quarter of 2020, we are currently at the median level. Between 2008 and 2012, it dropped by 3%, and by the second quarter of 2020, it had dropped from 68 to 65.

You are exactly right. Our first house, I qualified for a loan of 450k. Instead we bought a house for 300k. I paid it off early and now rent it out. I have since bought a fixer upper home in a good area and renovated it over time. I paid 530k for the fixer upper and put about 100k in renovation. Now, probably about 1 million.

In 2019 I started watching your videos knowing I was planning to purchase soon. However in 2020 i got out of a long term relationship and didn’t feel like it was a good time for me but with a little push from my parents saying they thought I was ready I cautiously entered the buying market. Because I was buying as a single woman I was very worried about taking the plunge. I realized that a condo was a better option for me and alot cheaper than a whole house to myself (and my trusty pup of course) it was a great move. Ended up being under 25% of my income and with a crazy good rate. As much stress as I felt at that time choosing a condo instead of a house was the best decision I’ve ever made!

What I hate about condos and townhomes are the often oppressive HOA fees. I know exceptions exist, but usually it is 300-500 per month minimum for HOA fees for these house types. That is a big hit to DTI.

If I were single or maybe freshly married, I'd have no issue with a condo... less worries and cheaper. But with two kids and two dogs not a very good option anymore...

honestly housing in my area is still affordable. If I wasn't taking care of 2 family members in my home, I would have bought that little 2-bedroom 900sq.f home I originally wanted, it would have been literally 1/3 what I have now. But in the end, everyone is happy with the current home as it meets all the needs of everyone in my household.

When I was looking at properties in 2019 people suggested a condo. I purchased a small single family. Once Rona happened it truly became my best decision I’ve ever made.

Javier, I figured this out a year ago. The problem is that I live in an area where even the townhomes are $300000! All my jobs are in the New York metro area. So what I am trying to do is wait with a purpose and buy in the Phili OR atlantic City Metro area the commute will be 1.5 hours OR 2.5 hour commute respectively. Soooo the concern is the told on my health with a crazy commute for another 20 years.

I am renting a 2 bedroom 800 sq ft apartment for 880 CAD, it's rent protected max it can increase is 2.5 percent per year. Going to stay here a while!

Huge consideration is the extreme lower rate of appreciation of the condo, versus the house! I currently own a condo.. . appreciation SUCKs! Not always the case...but definitely something to think about.

In AZ if you are buying a Townhouse or Condo in a nice area you are looking at an HOA of at least $300 per month which means you are very close to a $400k purchase if the Townhouse or condo is $250K or more. Condos in AZ also rarely increase in value. Furthermore, property taxes in AZ are among the lowest in the country, this advice is definitely for the SPECIFIC BUYER.

Hey Javier, I live in Morgan Hill, CA which is still part of Silicon Valley so everything around here even condos are $700k and above. Through a program I’m close to getting a new build townhome for a mortgage of $359k but that’s close to 40% of our take home pay. I feel that if we don’t take this opportunity right now, it won’t come back again.

I live in a townhome in North Atlanta and love it so much! It is gated includes pool and good school district. Also I never hear my neighbors ( very strong walls) I have friends who live in single family's homes ( right next to each other) and hear their neighbors more than me. We also spend very little on electricity/maintenance. We love our townhome so much. Our hoa is 150 a month.

Oh cool, I went to high school in Morgan Hill! (Sobrato '09) I lived in south San Jose though so not so familiar with the city. That's nice to hear that it's still a bit lower there, last I checked my childhood house was over a million dollars. (Starter house 3 bed 2 bath) I've been wondering how people I knew there can still afford to live there.

Javi, you should make a video about your current housing payment and explain if you followed the guidelines you teach and if not, why. I think that would be interesting. Also, what’s the purpose of someone who’s not retiring relatively soon paying off their mortgage so fast? There are tax advantages to having a mortgage and there is an opportunity cost and a risk to not using that extra money to diversify your investment portfolio vs dumping most of it in one house to pay it off early.

I have 5 kids and a disabled mother to care for. I have savings and my husband and I are both professionals with excellent income. We still can't buy because we refuse to be house poor. 😐

You say in the beginning a bunch of little house amenities that people ask for, but I think the real difference between a condo and house is sharing walls with neighbors. I can do it but it's just such a downgrade to my lifestyle that I'd rather not. I get if you are a quiet little bug an apartment/condo can be fine but I prefer to not be a quiet little bug from time to time and I need to be able to do my hobbies without worrying about annoying my neighbors and possibly being kicked out.

Condo fees are getting pretty insane in Northern Virginia. I agreed to $700/mo (which sucked). Over three years it's up to $900 for a 3 bedroom due to building repairs. I don't think anyone in my community cares that much about the pool, gym or dog park to the point that this is what we should be paying on top of our monthly payments.

Ugh, I 100% agree. I agreed to a $650 monthly HOA payment for my townhouse-style condo in 2019. In 2023, it’s pushing $875/month. Not to mention it was built in 1970 so the repairs are getting frequent and expensive. Might need to offload this one but we don’t want a $800k single family house with MORE repairs! The only option left is to leave NoVA (but the jobs are here!). Also, at this HOA + Monthly payment ($3500-ish) we might as well purchase a nice home elsewhere outside of the DMV.

@lalexander1144 we’ll be joining the crowd moving out to Richmond. I understand it’s causing a cost of living crisis for the Richmond locals, but at this point we’re just completely priced out of NoVA and there’s no where else to go if we want to remain within a reasonable distance from a city, with walkability and social life.

This was our approach when we went to buy also (back in 2020-2021), but unfortunately, condos in our area were just as if not more expensive monthly than a house so we were going to be in the same situation regardless. The HOA is really high around here everywhere!

Here is the problem with condos and townhouses. They are all part of HOAs and HOAs are a huge gamble. I love the concept of apartments and townhouses but I also want to own my property

With interest rates on savings over 4.3% stuffing more cash in savings earns about the same after tax as paying down a 3% mortgage saves in interest.

I wouldn't recommend codos because they almost always have super high HOA and some condos don't qualify for HFA first time buyer loan programs.

Condos are 300K+ in Seattle region with a $600 HOA. So no, a condo is not better.

Condos make sense when they are significantly lower than houses, if you’re single or a young married couple who can later leverage the condo as a potential rental unit. If you’re in an area where condos are just as expensive as homes or if you have kids just steer clear of them. I have plenty of friends and family who have benefited and have had horrible experiences in condos and it definitely favors younger people with no kids

In wake Forest, 3-4 bedrooms condos start from lower 400s , single family townhome a lil further cost upper 400s.meanwhile hoa is around 175 vs 70

We are not telling people the rates are going to drop, I lower comp to get the buyers a better ate (permanent rate) and my realtor partners shop homes with max sellers concessions.

No, but the days of just using estate as an equity builder for you to sell later are gone. We have to find more creative ways to make money for those that want to still use real estate.

You will definitely want to research the condo listing history so that you have an idea of how prior units have been bought and sold for. Completely available on the MLS. Also the condo location will play a huge factor in how much it will appreciate. The access to great restaurants, shopping, or near water will help float the value while other places might see sharper price adjustments. All real estate is a gamble from the perspective of gaining market equity. I have purchased three condos and one single family home and the condo preference boiled down to cost, seasonal snowfall and the work needed to properly maintain the exterior. Finally, I travel for work and it is nice to lock and leave. If you can commit to at least five years in a home, preferably 10, the market adjusted value won’t be a major deterrent. You have a home to live in. That is within itself the greatest blessing. 🙂

I seen a small house for 175k, i make 82k a year. It will be my 1st time buying a house but the interest is what holding me back. They counter offer me already and 175k is decent for a 2500 sq ft home. But again the interest is high and i wluld be paying about 700 more a mth of interest. What should I do? Yes I will be living alone with my dogs but down the road plan is to get w someone n pay it off faster plus refinance

Most areas where you’re buying a condo will cost more than buying a single family home when you factor in the high hoa fees… plus the major restrictions that come with most are ridiculous!

Depends on the condo. Most cover water, sewer, trash disposal fees as well as exterior maintenance like the roof, siding, walkways, etc. The other upside is that my utilities are less due to square footage and shared walls, and my insurance is an HO6 policy similar to rental insurance in price. That will typically be a fraction of an HO4 single family structure premium. Lifestyle should be the largest determining factor when looking at condo ownership.

1 acre manufactured home (not a trailer) 3 bed 2 bath $115k ($750month) And I remodeled the kitchen living room and bathrooms…. I must say I feel like I’m winning and found a way out of the garbage system of renting. Not to mention I’m in my mid 20s and my interest is only 3.75

With the super low interest rates that people have on homes they bought in 2020, wouldn’t it make sense if they were going to turn it into a rental to NOT pay extra on the principal? With the low interest rate thats on those mortgages wouldn’t people want to hold on to those rates? Thanks! And great video Javier 😊

Well it’s all about opportunity cost. Just about every high yield savings account is over 4% right now, some money markets are over 5%. If your mortgage is let’s say 3% and you have any extra $1000 per month, mathematically speaking that $1000 would go further being invested than put down against your principal. The nice thing about High Yield Saving accounts and Money Market funds is they’re virtually risk free and can be liquidated. Where as something like the S&P 500 which returns roughly 8% adjusted for inflation (historically) comes with more risk. Although, it is a safe and effective investment 8% YOY is the average, some years it’s down 10% and others it’s up 15%. Therefore, that $1000 might only be with $990 when you need to liquidate it. There’s also the physiological approach. Personally, I would much rather allocate the extra $1000 to the mortgage. Sure, I could get more value investing it, but I’ll trade for piece of mind.

Ugh in my area I’m seeing five hundred dollar a month HOA fees. Even the trailer parks have lot rents of 1500 a month. It’s Colorado…so that could be the situation there I do own an affordable true townhouse where I own the land I live on with minimal HOA..it does exist

If comfortable going that aggressively (10 yrs) then it might make even more sense to take a 15 yr fixed loan as the interest rate will be around 50 basis lower.

This is interesting! I’ve heard advice that if people are at a low rate, it’s better to get a high yield savings account than laying down mortgage because the HYSA rates pay 4.5%. Thoughts? I guess it would depend on how long they want to keep the property. 🤔

Love the concept of the video but you lost me at the end, if everyone buys 3, 4, 5 houses to rent, affordable housing goes out the door. Cant have it both ways to promote idea of buying affordably and becoming a land lord effectively lowering housing supply for the next person

I certainly agree with your points made during the majority of the video, and I don't mean to sound ungrateful for the tips, your videos almost 2 years ago were vital to me and my wife getting prepared for a home purchase and I'm incredibly thankful for that. We also planned a bit towards the points you made in the video. Our income supported us getting a much more expensive home, but it was not necessary in our eyes and we ended up in an affordable situation on a 15 year mortgage rather than 30 and a larger than needed home. I understand how lucky we were to be in a situation where that was realistic for us, we had a hard enough time finding a home and getting a bid accepted when the money wasn't even the biggest limiting factor.

When i get 5 years paid off on my new home, would this be a great thing using a VA loan or get this later with a Conventional or FHA, thx for your advise.

I think this is the problem with thinking about housing as an asset. It incentives to home-owning population to embrace policies that make housing unaffordable for their children and others that don't own their own home to make sure the asset appreciates in value at the cost nof everyone else.

You said interest rates are high, and you imply they will be going down. For perspectibe In the early 1980s mortgage rates were 18%.

Very true however that was a unique period of the early 80’s with stagflation. Anyone who purchased in the last decade and a half saw much lower rates compared to today. One could argue that the low inventory of homes is largely due to people unwilling to part with 3-4% mortgages in an expensive market no less.

You know I was expecting this comment. But the truth is there’s a way. Like I said it’s challenging, but there’s a few solutions here: 1) get a remote job that pays what you want it to and move out of state. 2) buy in the outskirts and have a longer drive to work. I’m sure you’re tired of hearing this but we are tired of hearing how crazy expensive it is in the cities of California

I feel that all of your advice only relates to places in the country that have no state income tax or real property taxes. In NY or CA this doesn't apply at all or help us really - its not feasible for many people to leave these states, as we have family here - can you do a realistic video about home owning in these more expensive states?

He doesn't make a video because there's no realistic options. Move or make more money is it. Saying this as someone who is moving. It's easier to move your entire extended family than change whole states built on generational wealth.

How are you “passionate about affordable housing” when you just admitted your big dreams of owning multiple properties paying them off and renting them out ? This sense of entitlement is exactly the problem. You may not share the money or power of investors but you have the same gross mentality. Why? If you already own a home and live comfortably there’s no good reason to obsess over these aspirations. People should not be monopolizing on affordable homes that could go to a family who needs it.

​@@Sophie3647sThat's still taking away opportunities for home ownership for 10 families And it would be different if he was closer to retirement or literally couldn't do anything else. Owning an apartment is different too. But owning multiple SFHs or single unit condos when you are able to produce income in other ways exacerbate the housing affordability crisis

Only if you own the land on it otherwise it is a semi private rental with a yearly lease. Also these homes may not be suitable for certain climates and often the sell price is not driven by equity. Do your homework before committing to a mobile home. The HOA fee is truly the lease with almost zero upside.

Never buy property for which you do not own the land it sits on. Buy the smallest house in the area you most want to live.

Do not buy a condo!! This teacher caught the biggest wave and she mentioned nothing about the rate of equity. If she got the 300k home she could have doubled the home value by now. I bet that condo didn’t

And the only way to touch the equity is either to sell the home or take out a loan on the equity (which is very stupid). A home shouldn’t be an investment. It should be a Home. If you have a rental property, then cash flow or the capital gains on the property will matter, then.

As a three time condo owner I can tell you that I made money in market equity. My last condo purchased in 2018 over doubled in value. I sold it, and using some of my savings paid for my current condo in full. No mortgage payment at age 51.

@@Mitch0610 I do t have numbers but I assume that that’s not the case on average if you you compare a condo to a single family home. I’m not sure of all the factors that made your condo a good buy but there is less down side on a house and I don’t think that can be argued.

99% of people won't do this...they'll just figure they'll have the extra money to go buy a bang of a car with high monthly payments....and if they still have extra cash per month, they'll just go load up their credit card and figure out what the monthly payment for that will be.....go figure

why does this guy keep using net income as oppose to gross? No banks use this to qualify ppl, given if they did no one would be able to qualify for a house. Not sure why certain "influencers' like telling ppl that they can't afford stuff, when if this advice was followed in the real world, no one would have a home and no one would ever build equity. On second thought, it's likely for views b/c if you look at average/median incomes vs average/median purchase price no one is following this.
