Inspections, inspections, and inspections. At EVERY phase of the building process. I paid for three at different phases and it put a fire under the crew assigned to my house to be careful with their work. So far, I’ve had no issues since moving in.

I bought a brand new house back in 2012 in San Antonio TX. It was built from the ground up, so we got to choose the plot (we chose between two midsized homes). But my wife and I were not neutral waiting around. We had our inspector inspect it while it was being built, so we found issues that they fixed along the way. The supervisor of the construction site would get annoyed a bit, but we didn't care. Fast forward to 2024, and it has been a home with zero problems. Just wear and tear and some minor AC stuff from age. Get yourself a good reputable home inspector for new and used homes! Good stuff as always Javier.

In today's building industry, it's more about getting the potential buyer to go gaga over the cosmetic features and not worry too much about the quality of the structure. Similar to today's music industry. Those who look hotter in skimpy outfits typically get more fans than those who can master multiple instruments, have a three octave singing range, and actually write all the songs they perform.

We decided to go with a new build recently here in TX. Speaking of hiring an agent, having one involved so far has been so helpful. Despite knowing exactly which new build I wanted, what kind of lot, etc. our agent has been able to explain terms and things that we, not in the real estate industry, don’t use often if at all. He was proactive asking questions to both our sales agent and loan officer and even joined a call with our loan officer to make sure everything on closing was right. I do recommend it!

Regarding your statement "The agent has to be there with you the 1st time you go look at the model". So what's the situation if you have an agent but find a community, and just happen to stop in to tour the model without your agent to see if you even want to have your agent check into it proceeding further? For example, in Texas (if you know?). Does this somehow weirdly disqualifies you from certain offerings from the builder or something when you return with your realtor?

Mortgage rates are currently at an all time high since 2000(24 years) and based on statistics on inflation, we might see that number skyrocket further, a 30-year fixed rate was only 5% this time last year, so do I just keep waiting for a housing crash before buying or redirect my focus to the equity market

The stock market is no different, to maintain profit you need to have some in-depth knowledge on the market. I mostly just buy and hold stocks, but my portfolio has been mostly in the red for quite awhile now. Unfortunately to be able to make good gains, you’ll need to be consistent and restructure your portfolio frequently.

As an old construction worker in Las Vegas . Yes, a lot of issues . Everything is done so fast . I used to do tile and I have seen a lot that people don’t really see. The worse part is that companies no longer pay by hr. Its piece work so more houses they do more money for them. The faster the better. That’s why quality is been going down. Everything is in a rush. I have worked in Lennar, KB and Dr Horton . Usually I have seen better quality in Dr Horton bigger properties as well . The builder will do the best to save money as much as possible.

Decades ago, I used to go to the library to read a trade magazine, House and Home magazine (I think that was the name). In any event, most of the ads for new building products seemed to emphasize the fact that they could be installed by workers with absolutely no building skills.

You have any advice for a possible 1st time home buyer in Las Vegas (older, I'm in my mid 40s), where my spouse and I are both retiring from state jobs with pensions in less than 9 years - but are currently in a smaller 1800 sq. ft. 2-story, older (22 year old built in 2002 by KB Homes) home with very low HOA ($150 a YEAR) in a fairly good part of town? Not a rich neighborhood by any means, but full of hard-working middle-class to upper middle class folks who care about their little piece of home property and keep the surrounding areas clean. My now wife purchased the home in the early 2000s for a great price back then before we got married (we have built around $300k in equity), and we are nearly done with the mortgage (should be paid off right before retirement). We are on the fence in the next 2-3 years - we want to get a newer single-story home so we have no stairs as we get older...but many of the homes of this type are fewer in number for purchase and from what we have seen so far majority of them are priced high with high property tax bills, and are in areas with significant HOA monthly dues (all we've checked into so far are $120+ per month). We noticed with these newer homes the backyard space isn't nearly as much as we have with our current home, these newer lots seem smaller. I'm not sure if we are ready to take on another mortgage for 30 years in retirement, although we would keep the house we are in now for a long-term rental to offset the cost of a new home. Our other option into retirement was to take a rehab loan out of about $150k-200k to fully redo our current home with some needed repairs, TLC, and modern amenities to make us comfortable. We feel the payment in retirement may be lower and more manageable for us to handle. Of course this would mean we may never be able to move again to another home. The good thing is that we just replaced our 20 year old HVAC system earlier this February 2024 with an entire new one and it will be paid off by the middle of 2025. We also already have the main master bedroom/bathroom on the 1st floor of the home. I know it's a lot to ask and I apologize, but it's a big decision we don't want to make a big blunder on. Any wisdom on what may be the smart move in our current housing climate? We are getting a bit of that new home smell FOMO. LOL. Thanks!

It sounds like you have three choices. Number one, you can stay in your current home and spend thousands of dollars to renovate it to a level where you want but still be stuck with two floors. Number two, you pay off your current house, then buy a new one and rent out your old house. You would have to deal with being a landlord and managing tenants or finding a trustworthy property manager to take care of that for you. Lastly, number three, you can sell your current home, and buy a new home that is a single story, with a backyard to your liking, using the money from sale of the first one. The right home is out there, it’s just about finding the right one for you. It might not be a new construction though, because you’re right. They aren’t building too many single-story homes anymore. I know D R Horton has a few up in the northwest area. Hope that helps !

Cons to newly build homes: #1: local market is being flooded with new homes making it harder for older houses to sell and the people who buy early and want to feel later will have to wait a minimum of 10 years letting the builder, build all the houses they want so the market is not saturated and you can sell your home for a reasonable price. #2: When you buy new, you are now getting cheap homes that leak. In 10 years, you will spend more on repair than the older house. #3: If the home is in an HOA zone then within 30 years the local city will struggle because that system has been proven to not work. #4: When new homes are built, they are now building them on undesirable land. All of the land that is good has already been built on.

Where I live in MT the city is growing so fast that 75 percent of homes on the market are like less than 5 years old, probably 50 percent are new builds. Old homes just don’t really exist en masse here. Subdivisions on top of subdivisions being built all over the place.

Exact wrong information. New construction homes are drastically cheaper than existing homes, including better rates, tons of incentives now and way cheaper insurance, as well as included warranties. Quality control may be a concern for new homes but you watch for inspections and you make all warranty claims within the first year. Or just buy that shitbox down the street for the same price.

I didn't get to do my final walk thru because I couldn't drive! I fractured my patella 1 week before closing & I lived out of state. I had just had surgery, my medical insurance was from another state, then I had physical therapy 3 times per week out of state, etc. I finally moved in over 6 months after closing. My r.e agent did my final walk thru for me. Bad timing for my klutzy self!

I love my new build! First phase and it’s so nice. There are some minor cosmetic things so far as the house is settling. I moved out of a shitty 1970’s rental and it’s just absolutely awful. Tile in both bathrooms are rotting, wood rot everywhere, insulation is hooooorrible, it’s dark, nothing is updated except some recessed lights, the landlord went cheap with porcelain tiles in the kitchen that are cracked from someone dropping something on them, all the thresholds are dirty and falling apart, paint is yellow 🤢, backyard is big but is full of mosquitos in the summer, roof is rotting and has moss growing, mature trees in the front drop disgusting leaves everywhere in the fall, garage and driveway has giant fissures/cracks, I literally HAAAAATE it. Zillow estimates the house worth to be $450k 💀💀💀💀 umm nooooo, how is this better than a new build???? Landlord needs to dump some major money in that thing to get it updated. I would NEVER buy that house.

There were zero incentives in the Fall of 2020 when I bought my house. Incentives are big in 2024, but not always. I bought a spec home, but still saved lots of money because I put 100% down. Less stress that way too, not having to deal with lenders. I am doing my "upgrades" now, finally, since the builder chose my upgrades for me in 2020 & I didn't get exactly what I wanted. I had my r.e agent meet me in the parking lot of the model home on the day that I bought my house, so I had someone on my side from day 1.
