The base stats of furniture don't change when you modify it. But you can see in the description after modification: +60 Beauty +60 Comfort, for instance. So first, it's a random amount of stats, and then it's a random buff on top of it. Luckily, if you get a good roll on stats, you can keep modifying it to get a better buff. Dorm truely is the biggest gacha in this game.

You shouldn't although you want to clear quest .You should use 10 coin every time to maximize furniture stat and beacause we will use only A-rank furniture for decor,if it has B C-rank it for recycle quest

but sometimes B and C when you modify it and refit into using blueprint it can become S. Happened to me a few times, XD

Thanks for the tips! Didn’t know unlock more dorm gives more slot for chores to get more coins. Please do this ASAP because later on in the game you can get skin for free by exchanging dorm coins into coating blueprint. There’s a video about chaotik showing all the cool skin and it cost aloooot.

Unfortunately it gives you decor coins and not dorm coins :( I’m not sure if there’s more ways but all I’ve seen so far is that you get dorm coins from the quests and randomly from constructs
