You absolutely do have to pay for roof and the 4 walls in commercial and ac is on you as well. If it breaks the tenant will fix the ac but if it gets stolen you would have to replace it.

Depends on the lease. Lease will say you pay for it or tenant pays for it. Just matters how it is written
