As foreign investor in NYC, DXB and London, I Love these videos! Would you agree that Dubai is running out of land to build on, hence townhouse/villas prices have skyrocketed thus leading to a surplus supply of apartments and building. Also, can you do a video on the pros and cons of off-plan and mortgage now since the rates for both have gone up, in terms of payment plans it seems to be much morel less flexible than before!

I think there is a lot of land still left to build Villas. One of the key points highlighted is the lack of land around the 3 main highways closer to the center/coastal road of the City. Land gets wider as you go south, so I don't think there is a land problem.
