Good video. Most splits for agents these days are 80/20 and most have a cap. Once the cap is paid, they get 100%. Not all brokers do this. But we do have other fees that we always have to pay no matter what for each listing. We pay for photography, videography, magazine ads, online ads, social media ads, e-flyers, actual flyers, extra signage, open house things like food, water, drinks, events for larger houses, cleaners, staging consultations, floor plan creation and I'm sure I missed a few.

It's pretty easy to shoot luxury listings for free, actually. As long as the properties are vacant, the agents usually say yes as long as you allow them to use the finished product. Just be up front with them about building your portfolio. It's how I started building my portfolio, and also made some great relationships which led to many more paid jobs with those same agents. Beats the heck out of paying for an Airbnb and meeting no one along the way.

Sadly, email is likely not a good way to contact many of these higher end agents. One that I know literally deletes 100% of them once a week unless she is texted or told of something important to look for. Everything else she gets is either garbage, answered via other parts of the process, or simply unofficial noise that wastes her time.

Agents are NOT willing to spend that much money. They are cheap. Maybe if you have a multi-million dollar house, MAYBE. I shoot real estate here in Toronto, no one will be paying that much. You must be doing a heck of a lot more than just shooting - website, photos, etc. Houses will sell, real estate is a big buy. No matter what, it will sell.

@@nvghtmares For just photography, which agents would much rather have than a video, you're looking at a Max of $400 anywhere within USA and Canada. Even that is very high. Average is about $250/listing for real estate. An agent is there to sell the house. The photos or videos are only temporary. It's not like you're shooting for a brand or architect where they will be used for years and years. An agent would rather just have phone pics or videos than spend $3K on soneone professional. I've heard people pushing it to about a thousand or so for a video, but now that everything is so saturated, and anyone can take photos or videos with their own phone or camera, that's not gonna happen anymore
