As an architect, I commend the developer, but I will give the building a 4/10. My professional take: 1) Pools should not be in front of the house; this takes away the idea of privacy (developer didn't consider the Nigerian culture of privacy) 2) The air gap between adjorning buildings is not up to regulation. You need a minimum of 4 m. If there's a fire outbreak, all the houses there are gone. 3) The closes of the building tell you that the building inner rooms will lack proper natural lighting and ventilation, which will result in dependence on AC all day. 4) The large curtain wall (glass panel) on the facade is fixed and not operable; it is basically just for aesthetics and not functional. It should be operable to let in natural ventilation. 5) Something less lighting fixture is better than scattering unnecessary lighting and ceiling design fixtures that rack up light consumption. Developers shop consult architects that understand lighting. Too much can be very ugly and noisy. 6) There's no proper setback at the sides of the building, so accessibility is reduced. 7) Less is more; the ceiling is too noisy. 8) When choosing materials for your project, be honest and deliberate. 9) Please and pls those things in the bed are not windows just tiny slits. This buttress my point that that building is not sustainable. it's noisy aesthetic. I will leave you with this note (from an architect to the developer): "A luxury building is not defined by how many fancy things you can put in it but is defined by how well you pay attention to details, culture, and authenticity in the construction process. Nigerian real estate has to do better and learn from others. This is my honest opinion as an architect. Thank you and congratulations on your building.

Why is there a fire place in the living area? Is there winter in Nigeria? The see-through glass to the kitchen means no privacy, perhaps it could be frosted or they're going to use drapes. The space is too small for a pool. The jacuzzi on the roof top is just okay.

Confidence, well done on another nice video. However, I have to ask, is this a house or a nightclub? It's got more lights than Studio 54! It's clear that whoever buys this isn't buying it for a home, but as a trophy. It's so futuristic and pristine, there's absolutely no point putting in any furniture, as that would take away from It's beauty. And to those complaining about the small plot size, I think the developer has actually done an incredible job of managing to get so many features into such a small space. It points to where Lagos property prices are headed, as land in premium locations is becoming more and more scarce. Less than half a billion for a house of this caliber and in this location is actually quite reasonable.

The house is well designed. Very beautiful... My only problem is the space around the building. Jouse of this caliber shouldn't have its fences that close to it. There should be space around the building. It would have looked much more beautiful and also well worth the asking price if only it had more surrounding space.
