So glad the galley kitchen is gone, I loathe galley kitchens. We had a shower like the original one in the master bath, my husband filled it up and he’s not a big man. I really like the finished home. As a side note, we sold our house in Arlington,Tx in November 2021 for $279,000, we paid $105,000 in 2009. It was very similar to this house and I had redone the whole house, room by room. Finally had my dream home, then sold it and moved to the country.

Well done. Even if you didn’t get your asking price, the experience helps you decide how to buy future homes. Every flip has ups and downs and it seems this one came close to the asking, despite the drawbacks. I say you still did well in spite of the expectation vs. result. I especially enjoyed where the kitchen ended up. Goes to show architecture is an ever evolving space and flippers with a keen sense of how to enjoy a home make decisions that are long lasting.

Another beautifully executed home. It is very evident you take the upmost care and pride in what you do and you’re extremely serious about providing a well done home. You’re strategic about how and where you spend your money in these renovations but it never feels like you’re skimping.

The kitchen and bathrooms were significantly improved. The kitchen was especially a home run. The updating inside and out were successful as well, especially when contending with outdated floors, dark paneling, and smaller sized bedrooms.. The main problem with this flip was the cost vs. financial reward. Anyway, great execution on a challenging layout and location. 🙂

Yeah this one looks really good. Just so happen to spot it for sale on redfin and it looks great. My only take away is it did seem a bit over built for the neighborhood. None of the comparables are quite as nice. Also I’m sure you have a really good reason but it’s a bummer you don’t share the purchase price and a breakdown of the costs anymore. That was really really valuable information especially being here in the bay area and trying to understand estimating rehab costs.

At 17:02 - would you still consider buying homes next to busy streets if you could get buy at an appropriate "risk discount" that makes financial sense for you, or is getting sellers to accept a "busy road" discount too difficult and emotional and you now avoid the risk of homes next to busy roads altogether?

Yes, the busy street is an issue. The only real fault I could see was the absence of the “Wow” factor. The bathroom stall shower could have come from the eighties and your staging looked more local furniture store. Was that a “boob light” in the master? The renovation itself was impressive with moving the kitchen and lightening up the space.

I would have left the garage windows. They're not out of style. We just added this style of windows (in 2021) to our garage doors to allow light into the interior of our garage which previously had no windows of any kind when we bought the house a year ago. These new window panels were around $900--an expense you wouldn't have had if you'd left them. (We do have a 3 car garage so that's probably why the window panels were so expensive.) Design is personal so what I like appears to not be what you like. I see you like a more contemporary design. I like Craftsman style.
