I have been wondering how does the lease of the land work. From what I have previously read they are normally for 30 years? But say after 15 years you sell the property, does this mean it is sold with only a 15 year lease remaining on the land and if so, does this negatively affect the resale price. If you can renew the lease after 30 years what is the cost

Hello, the buyer can decide if they want to take the remaining 15 years (plus normally 30+30) or pay a small amount of extra taxes and get a fresh 30 (with 30+30) In most cases if the lease is only 5 or so years old then many buyers will continue this lease however if 15 as you mention they prefer to start with a fresh 30 years with renewal options.
