Done nine properties now . Most were e or d . None were solid brick construction, Wouldn't buy one (terrace house) .Got one property from E to high b for 9k It can be done easily .My top tip is EPC auditors only do a weeks training max THEY ARE NOT SUVEYERS . If your EPC looks low ie 1980s + building on an E get a new EPC before doing any work.

Our properties are all D's but the cost to get to C is obscene and not viable for home owners/landlords

If this comes its a game changer Lenders now are asking for EPCs if they dont lend its game up of a great number of Landlords I dont think it has a chance of happening But what do I know ???im just a landlord

I have old properties that I let out. I got EPCs done about 5 years ago. I insulated under a timber floor. I got no benefit for it because the EPC man could not see the work. I also only got the benefit of an empty cavity for interal wall insulation on a solid wall. He could not see the high quality insulation that I put in. So I did not get the benefit of the insulation that I put in. I was lucky to get the benefit of loft insulation. I covered over 50% of the loft with boarding. He told me that if he did not see 50% of the actual fibreglass insulation I would lose the benefit of it. You have to get special contractors (who are very expensive and very difficult to find) to guarantee that the solid wall insulaion is inside the plasterboard cavity. Otherwise the EPC man does not believe a word that you say. He always assumes the worst possible scenario.

@@bobgriffin316 put it under your company’s name if you have one and utilise capital allowances or R&D claims to reduce the taxes, you could probably end up paying 5 to 10% find that out

Hi guys, not sure what you said there was correct at 16:00. You said if you're currently a E or D, and if you do improvements now rather than in 2025 to make it a C you're gonna be capped at £3,500, compared to paying £10k in 2025 From what I understand the above at 16:00 isn't correct. I thought it was if you're property is currently at F or G, and you do the works now to get it to an E, then it's capped at £3,500. And there's currently NO scheme to cap you at £3,500 to get you from an E/D to a C? Please correct me if I'm wrong. Because if that's the case I rather spend £3,500 now, get it out the way and get that piece of mine in now nice and early rather than paying £10,000 in 4 years time at 2025

I was a bit confused then, it was mentioned to do the work now as a cap on 3.5k is in place, surely if that only gets you to a d, then the regs change in 2025, surely you still need a c, and you will need to pay up to the full 10k again.

Are the EPC surveyors willing to look at videos of the refurb as evidence? Or only what they can see to the naked eye?

generally they would need to see receipts, certificates where there are warranties or similar documentation, in my personal experience with cavity wall insulation on my old property

You will no doubt have exemptions in certain building types as you do now in the current regulations, we will be tracking the regulations as they get fleshed out and confirmed, alot of chinese whispers at the moment sadly which scares and confuses.

If you're purchasing a property then the seller is leaglly required to have an EPC for the selling transaction already, so no.

Blocking air vents too much insulation is a very bad thing for homes it produces mould and rot get your houses properly vented let your house breath the epc is just the latest fad it doesnt help and will soon be realized

Run for the Hills Millions made homeless by new Green Rules Belive me this topic is a non starter for Home Owners and Landlords what this wish to do and can do are very different things are we really going to see huge drops in Values and Thousands of property sitting empty and millions of tenanats with out a home if C became the Law I dont think so

I am currently upgrading my rental from an F to an E in line with the government guidelines. Once this is done, I have to apply for a selective licence. In 18 months time the government has stated that the new minimum will be C. Question: How do I get the property up to a C when the potential is only an E?
