Hey Eryn, I work in construction, residential to be specific. Just a few tips: 1. Do not rush any of the trades to finish in a fast pace. They can take shortcut that can end up costing you more. 2. You get what you pay for 3. Do a bit of research on what their work should look like through different stages, if something doesn't seem right speak up! 4. If they maintain a clean job site (aka your house) they are probably good at what they do Congrats on your new house! I can't wait to see the renovations!

congratulations!!!! I cant wait to see the kitchen renovation the most, those blue tiles look so coastal and just beautiful!! If it were me I would look into tearing down the wall separating the dining room and kitchen (where the current bar seating is) to make it feel a lot more open, but that's just a suggestion! I know everyone is not into tearing down walls and having an open floor plan, just an idea since you are completely demoing the kitchen :) LOVE your videos and cant wait to see the upcoming reno videos!!!!

Congratulations! But I have a HUGE SUGGESTION for you. You mentioned landscaping and adding tropical plants and palm trees. I’d recommend doing some landscaping now! Baby plants take years to mature and become lush, big and beautiful. Just something to keep in mind with your budget. Maybe just add a few palm trees so they can take these years to grow big, tall and strong.

Please knock the wall down between the kitchen and dining room and open it all up. It will make such a difference to you kitchen feeling pokey. Put a stand alone island there instead of that counter and you can still put stools around the island. It desperately needs to be opened up. Lovely home. Looking forward to seeing the progress.

Definitely take down the walls in the kitchen and open it up! Kitchen is way too small and it will add so much resale value. Take the cabinets and run them along the back wall of the dining room like a buffet so you don't lose storage.

So happy that you found a house that meets your wants and needs. Being that this video is older I'm hoping you did not take the wood flooring out of the guest bedroom. Natural what is better than that or laminate flooring. You could stand on that wood and have it stained to a lighter color. The kitchen definitely need some work it just feels too cramped in my opinion. I would open that up into the dining room. Love your idea of a beach theme. I'm sure you could figure something out when replacing that car but that's in the middle of your living room.

What's the purpose of touring a house if you're going to show certain parts of it at one angle i.e. the backyard and the landing space upstairs? Also, the flooring and wainscoting in the guest bedroom look so cute and add character to the house so why remove that?? Oh well.
