Amazing place! Way beyond my simple needs and budget. But resort living is well worth it if you want to live like an American in a foreign place. Sad the owner can't keep it for AirBnB use but health can be costly. Hope it all works out.

The big turn-off for me is the fact all the Units are available as Airbnb. Last thing I would want is a bunch of strangers around the pool partying it up every weekend. Nothing wrong with people doing that, but as a full time resident and paying that kind of money, I would expect it to be a little more exclusive.

100%!! 327k seems kind of a lot for a condo like that in the PH. i need to look more into prices, given the fact my plan is to move in the next couple of years. i hope to see more KZbinrs post middle-range to upper-range condos for sale.

$65 a night ....I don't think it's worth the headache. It wouldn't even pay for the mortgage. 320K is well outside the range of most Filipinos. Your market is Americans / Westerners. Really nice complex though. Big difference between 1-3 million communities and 18....But you have to be willing to step up and sink that money into a home in the Philippines. Will this be the country you die in or will you return to the US as you age?

There is absolutely zero logic tying up $320K in the backwaters of the Philippines (or for that matter any part of the Philippines). Do the math. Well invested the $320k will throw off at least 15-20k per year in interest/gains. Use that to rent anything you want in the Philippines. Why tie up that much capital in an asset you have absolutely no control over? Those beautiful grounds may be dumpster in 5 years. The building may not be maintained. Airbnb tourists as neighbors? No thanks.

I can probably get a similar price condo in BGC which is more of a western type setting or even at the IT Park in Cebu City. Iloilo also is getting close to mimic these places. Dauin soon will be the top Diving place in the Philippines.

Nice presentation Paul. Nothing is permanent. Why buy a property or condo where you’ll end up going to your home country when things go south? I guess Anthony is a Filipino who made it in US and going back to US as he have established himself there with his family.

For many people, renting is more practical because you can walk away when necessary due to health, bad neighbors, typhoon, etc., and you don't tie up a large sum of money that you can use for investments to get income. However, even if you buy, you should be able to sell it quickly IF you ask a bargain price. This is obviously not the case here, though.

Well Built but worth $200-$250K Max imo .. u can buy a House with land & view for that price OR build for way less ...Downside is AirBnB short time vacation rentals & Party timers disturbing u .. Really hard to get ur money back renting in PH .. I usually a lousy Roi - tried .. Just not enough Traffic in Negros ...

Its 1 of 4 pools as an owner you could swim in the pool bar is only allowed for resident owners or someone renting a unit ... there are no fees to swim in any of the pools

Foreigners go to the Philippines for a good deal, not to get ripped off. The fact that it can be used as an Air B&B is ridiculous. If I'm living there and paying those ridiculous prices, I'd want peace and quiet and friendly neighbors, not a bunch of drunken tourists. I doubt your friend will sell his condo at those prices, high even by US standards. He seems greedy. It's not even anything special.

US T-Bills pay 5.5% 30 day or slightly more and carry no risk. If you pay 330K USD for a property you have risk. $330,000 in T-Bills would give you an income of over $18,000/ year. Every year your capital will increase risk free in USD. There is also risk of a slowly depreciating PHP plus other risks and no guarantee a buyer will pay you more.

Nice place and layout. As an investment, not so nice price for the size and location. I rented a 5BR mansion on the beach with a pool in Cebu for $350 a night and in Moalboal my future brother in law rents a nice 1BR condo near the water with a pool for 30k a month, so your numbers for Airbnb or monthly rental are a bit whack. Maybe this would rent for like 50-60k pesos a month. I wish him luck and better health.

This condo reminds me of a boat famous say, the happiest moments for it's owner are the day you buy it and the day you sell it. The question for me is why? The only reasonable answer is that this guy has a family and wanted a safe place and security for their future. I think I can do much better with 350 k , they can be stretched a long way in the PH. And even more in Thailand. It's not new, but it's not bad, it's just ok. Best of luck

The information here is incorrect! It is NOT allowed to rent it privately by using sites like AIRBNB. The Vida Homes management contract blocks this. This blogger didn't fact check before making this video. What the management does offer is to place your unit in their rental pool as part of the Condo Resort. It's all managed as a top notch, 5 stars resort. So as unit owner you have 2 options, live in it or place it in the rental pool.

WOW, $320K for a condo in Dauin seems way overprices. It's a nice place, but you could build a private custom home fully appointed for less than $250K

Way overpriced Paul and the reasonable sound advice to any foreigner or expat over 50 is to JUST RENT a condo or house. The FACT is we all are very prone to health issues, family issues, or something else at our ages and there is ALWAYS a problem when we are older and are stuck trying to get rid and sell our property. I hope the best for your friend to get better soon and hopefully sells his condo!

Best to look for a rent-to-own condo unit. DMCI used to have such a scheme. Don't know if they have condo bldgs in Duma though.

My girlfriend and I are building our house. We could rent, but as she is in her mid 40s and I am early 50s we plan to be retired there for a long time. As we are building the house (and not buying it from someone else) we will have instant equity as other houses in the same neighborhood are at least 3 times as much as it will cost us to build. We figure that it will cost us $100k usd or less including solar installation.

Wow!! Very expensive for the Philippines and certainly for this area. Would have understood more if the location was in Makati, Cebu etc.... Wasn't expecting a price anything near $320K. Personally - I feel it's way overpriced. Used to live in Florida and a condo like that of about 100 sqm in the beautiful city of Coral Springs would cost much less... Monthly fees would be higher though at about $300. Anyway, good luck in being able to find a buyer. I am not one. Thanks Paul for providing great content for quite a while.

@@ccrider8483 If you get away from big cities and you aren't married to a Filipina, you could make an agreement with a landowner, preferably more rural land to lease a segment for the rest of your life. You build a home and have whatever it is you WANT to have. If you first come to the PH and travel around and go to more rural places, as in towns and the surrounding areas you could probably find a place you really like and have enough land to do some very easy gardening like banana which is almost no work, and calamansi trees which are short and gives something that's used in a lot of Filipino cuisine. $150,000 should get you a two story cement home (MANDATORY CEMENT!) that stands up to typhoons, along with AC, solar panels, generator, etc..... Depending on the size of the bedrooms, you could make this an 8 bedroom home with a huge kitchen, a dirty kitchen and huge living room. I mean that's if you want to LIVE in that place. What I can say about buying a condo for an investment property is this is what hundreds of thousands to a low million number of people are trying to do there. The people who are making the big money are the developers and builders, NOT those who buy the place and then rent it out. The competition is fierce in many places and it's just not a good idea. We rent a place like that near Manila. But in this case there's a few towers of these places. They're small. But we only pay about $50 a night. We know the person we rent from. And this would probably be typical, where the people who get the best business by renting a place out is a person FROM the PH who knows a LOT of people.

sounds like someone got screwed when they bought this unit and now trying to get out of it. You can build a 4 bedroom house on the beach for 100k usd lot and house combined on the same island.

Nice apparent quality and design, but negatives for me: it’s still a condo with another unit above yours, and no guarantee of it always being that quiet, especially considering all the neighboring units could also be rented out nightly. Price seems steep too

Beautiful condo but still has the same louzy roads to get there, and to go into town. Nice place to live but still the same wait in line for everything you need to get done in town. That would in my opinion would be a nice place to live if it were in a more developed country, but too much to spend for having to live in the Philippines. I am sure all the things I find frustrating about the Philippines, some others would not have a problem with, so hope the right buyer is found for this fabulous condo.

Damn, why so expensive? I still see no reason to buy a property in PH when you can rent, it does not give me any more comfort and I am not into showing off. I also agree with one of Paul's rules. Don't buy something that you can easily walk away from.

Hey big guy that price is a ball and chain that guy stuck himself to something that high in Dauin, that price is out of line I now live in Makati throw in another 100 grand I can buy in Makati or BGC for up scale city life.

@@CaptainKremmen Where I’m living is not representative of your description, which was not based on any particular facts just a blanket statement to justify your lack of knowledge. Also the resale values are among the highest in the market, a statement based on facts based on the appreciation from last year’s sales.

I had looked at this place pre-covid. I believe the rate was 65,000php. The unit was nice but I ended up renting a house on the beach which had more privacy.

By far..Forbes Park (Manila) is the Beverly Hills of the PH- 1st and foremost I hope he gets better. 2nd- t's a Pretty condo, very nice property... but this area is WAY overpriced especially for a 2 bedroom. I'm afraid he's not going to get offers more than $200K USD (Just My Opinion) if he's lucky. But I truly hope he gets his money out. $325 is a tough ask in that area. Maybe Better he Air BB's it or just cuts his losses. Tough sale... Not a great investment in my opinion at that price. Good Prayers to him and his family and I hope he finds that one buyer that doesn't do the best DD so he gets his price. Thanks for the special Vanna White showing!

I looked at condo's in Davao, IloIlo, Cebu and Tagaytay in the same price range also two bedrooms. I would take this one over any of those mainly because it is right on the ocean. I am always astounded by the cost of condo's in the Philippines. Beautiful condo's in Thailand go for less than half this price. I ended up buying a house in Tagaytay which has four levels 3400 sq ft., five bedrooms each with own bath. Multiple balconies, garden, large carport and pool on lowest level. I paid just under the asking price of this condo. You get a lot more bang for your buck when you buy a house. I went with the corporation route so there would be no issues if I want sell. obviously to each his own there are definite advantages to each.

Lovely place and wow, exactly why you don't buy in the Philippines when your "real home when shit gets real is the US". Their ain't no zillow or redfin, no good way to market a property, real comps don't exist. Poor guy is gonna take a bath. 320k is serious money in a province. Best of luck!

Great, Baby Mae Real Estate? It has been a while since we have seen a condo or rental apartment. Love the high ceilings which seem to be 2.5 Filipinos high. It is also good to have a live in mouse trap, laying there like he owns the place. It is a beautiful place, definitely a Baby May-1 on a scale of 1-10.

Beautiful place but the cost is enormous for the Philippines. NIce to rent for a time but wouldn’t spend that sort of investment on a condo in the Philippines province.
