Trying to save a few pennies and now you're out tons. There is a reason to use licensed contractors, they have skin in the game, a freelancer does not.

Yous should also report on how Home Advisor Harasses small businesses to sell them "pay for lead services" and the leads are non but a rip-off probably manipulated by them....

Don’t try to skirt the system. A very painful lesson. If he had used home advisor legitimately, he’d have a case.

Home Advisor does not = vetted. Contractors pay a fee, they are listed. That's all there is to it. Vetting is difficult and involved, but first and foremost, check if they have an active license and scrutinize their details with the licensing board to see if there are any red flags, that's just step one. Citation: contractor on a few short lists with Feds, historical societies, school districts, churches, due to "having been vetted", and contractor who vets other contractors before we will work with/for them. You don't need the perfect contractor. You just need to really be sure you know what you are dealing with.

It is all his fault. When you try to be cheap, you always lose.

Don't put all your eggs in one basket like all your investment in rental properties. Don't pay a contractor in advance, pay in stages as the work is started and completed. Hold back at least 10% until the final inspection is done.

Besides the fact that home advisor type referral companies are essentially useless.....this guy went behind his bosses' back as did the property owner. I'm guessing the job with the advisor suggested contractor went just fine. Perfect storm....a backstabbing deceitful employee looking to make it on his own and a property owner willing to gamble to save a few bucks. They got what they deserve.
