I have known Danny for over a year now and bought multiple land from him in different locations. He has lands in Amasaman area such as Domeabra, Obum and Ashalaja. All designated as gated community. Great locations, great communication skills and litigation free. I myself have recommended a lot of people to buy from him and have never get a single complain from anyone. Great guy to do business with.

Good video, Dela. Many of your diaspora viewers own land in freehold. I applaud Ghanaians in retaining a freehold interest in their lands. That will ensure that the country of Ghana will never be taken over by foreigners.

You can surely use your own builders. They are there to assist anyways if there is change in plans.

Of course you can use your own builders, however, you will have to send your drawings to the engineering department for verification. Once done, the engineering department will act on behalf of the municipal assembly to ensure the building confirms to the building regulations act. They will advice on the design and assist the third party builders to achieve finesse

I gave your number to my sister and nephew in Ghana and they have tried several times for someone from your team to take them to the land. My nephew managed to talk an individual who arranged to take them to the land on a Saturday on multiple occasions and each time someone calls back to cancel the visit. She even went to Aburi on one such arrangement and the nephew called back that someone from your team called to cancel the visit. Why? Are you serious selling these lands?

After all the construction of the homes is completed. I have land there and that is what I was told. When it rains, the car gets stuck because the roads are not paved.

I love Ghana but it is time for developers to understand that most diasporans don't like concrete. Where are the fruit trees, and shade from the intense sun? Please look at how property with houses in Tanzania have trees and vegetation the problem there based on my understanding is that foreigners can not own land.

@@jcn908 Yes, they mentioned planting trees, it will take years for those trees to grow. These are modern times since they want to copy the west take notice that residential areas have trees. People leave cities to breathe fresh air and see nature, why don't developers plan better? The world is now environmentally conscious.

They will wait until all the development is completed. I have land there and I asked about it because when it rains, the car gets stuck. Danny said they won't do anything until the development is done. He also said we the land owners will be the ones paying for the development of the roads.

they have to zone the place so that people don't build anyhow, when I build a 2 storey then I dont expect my neighbour to come and build a single storey build next to mine, it spoils the architecture of the area

I like that you show land, and the process to obtain land property. However, I am a bit curious of the history of the land and area that you show. Don't know if it's a buying point for me. But, just curious about it. Like tribes or families that once held the land... I know it's probably pointless.

They’ve already cleared all the trees, because such lands wouldn’t be so bare if nature wasn’t disrupted by human activity. Furthermore, if they were serious about making this area more green and having plenty of trees, they would have already started planting trees and plan the plots for sale, road network and infrastructure around those shielded/ protected trees, away from construction dangers, this will allow those trees time to mature as the area starts to mature, not waiting until after the construction has started, piecemeal. This phase layout clearly shows a lack of soft-scape or greenery in the public areas ( demarcated plots, and roads… nothing else), the planning is lacking in this regards

What is the fee for building. How much does the company charge for building a house just an estimate 5. What makes this part of aburi attractive? What is in the surrounding areas? There is no electricity on the site. We have water from a borehole we drilled. On the outside of the development site there is an electric pole that they could use to supply the site with power but they haven't yet.

I sent my family to go and check this plot. After calling Danny, they where asked to go to the head office in Amasaman so someone would come pick them so they can go for the sight viewing in Aburi. He waited there for 30 minutes whiles it was raining only for them to receive a call that they want to postpone the sight viewing to next week Saturday. I think this very inappropriate. My family had to wake up as early as 6am to travel all the way from accra to Amasaman to get nothing but disappointment. Canceling the appointment just because of rain makes no sense , also because they will go to aburi by car, they will not get wet when they are inside a car. This family are not young anymore so that pained me alot. Customer service should be better than this.

They postponed it likely because when it rains on the site, cars get stuck in the road on the site. I bought land there and since the roads are not developed on site, the car gets stuck.

Has anyone actually gone through the process and received their documents yet? I drove by the place and not even a single block on site. Is it that no one has decided to start building yet or it’s just a coincidence that not a single developer has started a project? If you went through the process and got your land, how was the process? Please share.

Well, I've purchased a couple of the lands on this development and as you know it's a gradual process to build a house or apartment. The acquisition of the docs was seamlessly done with the help of Danny himself and as I paid in instalments, recieved a recoept for every payment made. I believe in a couple of months most of the buyers including myself will start with our projects as these things involve a lot of planning before execution, not to mention the cost involved. I hope this helps bro.

The positive(s): The developing initiative is an amazing idea. I like the policy to start building something within the 2 year timeframe. The negatives: The demarcation effort is very poorly envisioned in the sense that some of the existing trees should remain in the spaces that are not meant for construction (buildings/roads) In Japan, some trees are uprooted and relocated for preservation. My people, please realise that the reason places like Cantonments is expensive is because of the unusual greenery that the place has. (Considering it’s in the city) I am sure, there is a beautiful master plan for the area but please consider developing small sections at a time. Making too much of the land available in my opinion would mean uncompleted buildings will be scattered all over the place. It would therefore take forever to construct the roads in the community because generally, roads are expected to be constructed as the last input to avoid getting destroyed by heavy delivery vehicles.

You probably didn't hear it because of the audio quality but they said it will be built in phases. The first/current phase is 14 acres of development then they plan on moving on to a new phase.

why are we in such a rush to turn all of Ghana's arable lands into concrete? all the farmlands in and around Accra has been turned into real estate in the last 35 years. we should focus on building up, but instead everyone wants to own a piece of land.

Hello Dela, I love your videos but I do find it very hard to watch when it comes to land selling and new residential development. Please do note that this is not bashing you but it is very prevalent in almost every land selling videos in Ghana on KZbin. This is because we tend to build more residential dwellings while destroying everything in the path. We could build more high rise structures in smaller areas than destroying farms and natural vegetation that took centuries and possibly thousands of years to get to the level they are. We need to restructure our way(s) of development. Almost all land selling videos are in areas where farms and natural attractions should be, were or are. Also and most importantly, I see more housing than factories and manufacturing plants. Where are the job creations? Sure-- construction will create its own jobs but what about the long term? Lets reserve many more places. Like this land location, it should be maintained for what it looks to be (farming) from the surroundings. When you build more homes but no factories and manufacturing plants as well as reserving natural resources, do we then continue to import more of what we should be creating in our land? We contribute to the well-being of the nation and it natural resources than helping to destroy them. I walked away from a land which happened to be for orange farmers being turned up for residential purposes. My hear sunk. Everything we do impacts someone one way or another so let's be very careful because it comes back to us. Do forgive me if my comment comes across negatively or offends you in any way. I am just a concerned citizen.

Farmland.. Ghana is big. Problem isnt Farmland yet, its proper roads. Yes Aburi wont have sea water level rise issues like Accra, but still people just consider to live an buildt in the south. We are in the upper East, even giving out a house free, and its offereing to some people way more than the south. 2 hours on the road to oagadogu in burkina faso w intl airport, less than 2 hours to tamale, domestic and soon intl airport......

Sweet Badd...do you have any idea how much land is occupied with buildings, roads and bridges? Ghana has vast virgin land. Maybe you should think about how people build and maximize any square foot by encouraging tall buildings rather than many single stories. Ghana has huge housing issues. While you’re at it, what are you doing about the Chinese polluting the water bodies through illegal mining famously called Galamsey?

From my perspective, they are mostly catering for the pound and dollar market and not helping the average Ghanaians earning 1000Ghc a month. As for galamsay, everyone involved must be given a death sentence. Thank you!

Aburi is undergoing serious destruction of the beautiful forest and destruction of trees and greenery. Please don’t sell land to make money and destroy the forest.please advise your buyers and sellers to save the forest, plant trees and grow green grass instead of building walls which causes erosion and flooding. Folks use plant hedges for fencing. Plant green grass instead of concrete driveways and compound. Plant several fruit trees and willow trees. Let’s stop climate change in Aburi. The climate is changing due to the cutting of trees and destruction of the forest. Please educate the people don’t make Aburi to become like Accra. Stop the tree cutting and plant trees.
