Hey vette. I'm really struggling to understand this here. He says the EMD of the buyer goes to pay the EMD on the seller's contract. However, from various other sources I've seen and even mentioned in the video. The buyers EMD is dedicated as a downpayment for the cost of the house. Therefore it would be erroneous to say the Buyers EMD goes elsewhere and on top of that. I'd receive the seller's EMD so what I'm getting at is that by applying such clauses the buyers downpayment would be redirected to me and not the home. Could you help me see this right.

As an agent, we don't request the EMD with the offer. EMD is due to title company 2-3 days after the contract is signed.

LEBARIEN its usually due 3 days after the offer is accepted. It goes to the Title company who holds onto it. If anything comes up during your inspection, you can pull out from the deal and get your EMD back
