One thing some people do not take into account is how much the property taxes are going to be when the home is finished. I have heard of many stories of how the people could not afford that expense and had to sell their new home.

Having viewed this 2 years ago.. and having now been through 2 years of battling out costs, I would say you need to produce a whole segment on just how to arrive at the right budget! House plans, different contractors, material markup ALL DIFFER FOR THE SAME AREA. We did the online estimations for one house.. 2200 SF single story.. Online estimates came in at $490K for our area - using several different estimators. So, we then took those specs and went to contractors.. Over $700K? Yikes. IF we had put out for a bank note for that estimated online amount.. we would've been had! The big(est) reasons these were SO off.. 1.) subcontractors in our region were nearly TRIPLE in some cases.. from what online said was "worst case", 2.) Contractor material markup is a BIG deal.. don't ignore that.. you may have built your material budget based on "big box" product costs.. which will NOT work for contractors, 3.) Contractors will NOT build with what they consider sub quality materials.. and so they send you to a "design center".. where the least expensive options are 2 - 3X What you put in the budget!, 4.) Type of house plan you choose can really be MUCH, MUCH higher in cost to build.. and some contractors can't build certain types of houses proficiently or cheaply. (BTW, the architect we used for the initial budgeting process was also way off the high side.. and didn't explain to us accurately enough.. what to do to reduce cost (talk a $1K down the drain!)) So.. all that long winded to say: we finally went to a contractor that took one of their "custom homes" (where they knew the base cost).. used their cost plus models for the changes.. and even with that kind of work.. we still were 20% higher then we had initially planned on.. and we cut out 80% of our "wish list" to achieve this! SO.. While this video is somewhat helpful, you probably should advise people in more comprehensive video covering HOW TO PROPERLY BUDGET to avoid these kinds of pitfalls.. what to expect when working with contractors - especially! Thanks!

We had Lowe’s do our remodel, what a mistake! The linoleum in the bathroom and laundry room was laid over the old stuff and gas made it rise. Their solution was to cut slits in it to release gas. We said no, come back and do it the right way. Our bamboo flooring was laid and the expansion trim was glued down, but we paid to have it nailed in place. The trim kept popping off. I finally called their contractor and said you were paid to nail it down, come back and do it right. The granite was fantastic. This was a home we were selling, it’s currently valued $875k

I'm building a luxury custom home in a gated community east slope Lake Tahoe. $500 sq ft is what it takes to get a nice home and it goes up from there... $600, $700 +++++ easy depending on how crazy you want to get. I think the best approach is to talk to as many custom home builders in ones area as was suggested in the video instead of starting with an architect. Every builder will have architects that they work with and every sub contractor required. I narrowed it down to the top three luxury builders and then picked the one I felt I could work best with. Interacting with your builder is so important and you want someone you click with. They all want to build an award winning home and have good reviews and make you happy. I think the problem is more common on the lower end if you don't want a "luxury" home and more like a basic 3 bdrm, 2 bath 2 car garage 2500 sq foot basic house. Then you are dealing with the more shady home builders/contractors. Then you are just better off buying and buying an existing home is much cheaper. My area you can find a decent 3500-4000sq ft 4bdrm, 3 bath, 3-4 car garage for $1.2 million. I am building in that range and it will be $500 X 4000= $2,000,000 easy and lots I am looking at are $400,000-500,000+. Costs have sky rocketed the last few years for building materials. Custom home builders in your area will give you a range for sq ft. They know. That should help you put things in petspective if it is better to just buy vs. build. I need a wheelchair accessible home so I have come to realize I have no choice. Thankfully due to Nvidia NVDA I have no problem affording it.😊 BUY NVDA!

Instead of physically driving to your prospective area, you can use Google Maps at the time of when you think you would leave home and adjust the starting point.

The best informative video by far. I am closing on a slightly slope land. My question if you dont mind is, do the builders hire a subcontractor for the foundation? or do they complete the foundation themself... plz advice

Typically builders will hire a contractor to "turnkey" the foundation. Turnkey means the builder would hire one subcontractor who would perform all of the tasks needed to complete the foundation. Most builders will handle it this way because 1) it's easier for them and 2) it shift the liability of any issues with the foundation to the subcontractor

First drive the area where you want to build. Visit any open houses. Take down names of custom builders in the area with active projects, then call them and schedule a meeting to walk through any finished houses, talk pricing (to confirm they are within your budget) and meet with as many as you can. I would especially for a remodel. Partnering with a builder and an architect during the design phase is one of the only ways to be able to design your remodel to a budget. Finishing the design on the remodel and then bidding it out will typically end in a disappointment by being way over budget. Hope this helps!
