This channel is an attempt to chronicle my life and adventures since arriving in the Republic of the Philippines on November 26, 2013. I would total agree with you. I'm a vlogger here in San Juan La Union. Moved here for surfing and the beach.. and such beautiful sunsets. I wish i could find $450 house like Tim's on the beach! for sure. i pay $400 for a small two story two bd one bath apt. but it is 4 min walk to beach. and close to good surfing spots. walkable. Dumageute has more and more Expats, and housing costs keep going up. As long as their continues to be a market at that price point they will continue the climb. Few years ago that was a $250-$300 house.

People always say that "way overpriced." But overpriced compared to what? Compared to other similar houses in Dumaguete or somewhere else? Another country maybe? Real estate prices are different everywhere. If you want to live somewhere you have to pay the market price to live there or live somewhere cheaper.

NO WAY i have lived in Dumaguete for 14 years, There is better than this. 2 things stood out BAD water pressure and having a gas bottle inside--Terrible

I agree with allot of comments. Way over priced for a run down place. Much better options. You could disclose that location, won't be much interest I wouldn't think. Maybe its great for Dumaguete City. But not in the rest of the Philippines. Just my opinion.

Thanks for the review... from my Filipina wife and myself in Oregon, USA. We enjoy your lookie-loo peeks and comments about rental housing opportunities in the Dumaguete area and your "glass-is-half-full" point of view about housing and other topics. Yes, one person's "junk" is another person's opportunity. Thanks! We also enjoy Bud Brown's videos (we sent him that balikbayan box he finally received and opened the other day in a video; and we'll be sending him another box later this year, too). 😀

For that price I would want the whole place cleaned and disinfected then painted before moving in. It's a nice house though. It seemed liked there were at least a couple of doors that you didn't open and show us what was there. Take care.

Wow, I hope this doesn't represent the housing available in Dumaguete. IMO that place is poor value. For 35000 I'd expect a nice place with a real kitchen, paint on the walls and cabinetry not made out of plywood. I think it was your channel that had the $550 a month house a while back. That looked much nicer/better value and had pool access.

Main difference between Thailand and Philippines. You never see burglar bars on windows in Thailand. Philippines always an issue. I had a girlfriend in Cebu and when I’d take her family out to dinner one of them always stayed home because of burglars. Crazy

I'll be honest, I didn't think it was worth anywhere near $700, UNTIL I saw the master bedroom and balcony. Then it made sense. I could definitely live there!

Thank you so much for showing us all kinds of rentals..I always enjoy looking at the good,bad and ugly..I have been tracking filipino real estate sales and rentals for over five years across the whole country..it's amazing how you can find a bad deal and then a great deal almost next door..that's the way the filipines rolls..if a person is patient,looks at all the real estate classified and puts boots on the ground they can find what they are looking for at a cheap or reasonable price...thank you for showing us your rental finds..I really enjoy looking at them and the way you film them..as soon as I arrive I am going into real estate buy and sell and rentals..the market is wide open and booming..you might want to think about supplementing your income by real estate rentals..I plan on doing it to keep my younger wife busy and maybe give her family a few jobs with the cleaning and maintenance.. tourists from all over the world are always looking for short and long-term rentals and don't mind paying a reasonable price which would be cheaper than a hotel..just my thoughts 🤔😂🤗😎🙉🙊🙈👍👌😂🤗

It could have been a nice house if it had been properly maintained, but this is the Philippines, right? It's spacious and has all the necessary amenities, so if it were spic & span it might be worth the p35K, but in the present condition it certainly isn't!

Ned, great vid and the house is nice. Most expats wouldn't be able to afford this home rental (and you can tell this by the negative comments), but there are others that can afford to live in something besides a studio matchbox.

Hey, i really like your house reviews. your review is good. But the house seems a bit pricey for not having a ocean view. just my opinion.. i'm not a specialist in rentals in your area. I vlog here in San Juan La Union. It is so difficult to make a comfortable home out of this type of house construction/design. And this is the type of house you will get for that money in the Philippines. They are ubiquitous. Whole sub-divisions full of them everywhere you look.

Impressive.....but way to close to neighbors for my taste. Would prefer the distance from neighbors at pink house, Minimal as it is still only one side rather than being surrounded as this place is. Not to mention it looks like a duplex...so attached neighbor????

It seems that Phils don't maintain houses very well. I saw a beautiful little home they were showing ($800 / month) and same thing. Chipped paint, filthy grout, rust stained sinks, many repairs needed, etc Aren't there inexpensive cleaning services available there?

Interesting comments from outside the Philippines, in country but outside Dumaguete, and within the Dumaguete area. It's all about perspective. For what it's worth as a Dumaguete resident currently renting a house near downtown: - Yes, there's a lot of cosmetic and smallish repair work needed. I wonder why it hasn't been kept up regularly. - It appears that there's quite a bit of cleaning needed also, but to what level the landlord will do it is always questionable. I've seen houses supposedly cleaned, but in my estimation, nothing close to what I would consider acceptable, cursory really. It all comes down to individual renter expectations vs landlord interpretation. Don't expect perfection western style. How much elbow grease is a renter willing to contribute toward getting the place to the level that they're comfortable with, or are they willing to hire someone to deep clean? - Certainly the furnishings, regardless of style, condition, and quantity (like the preponderance of pillows and mattresses) plays into the rental rate. Often this is actually a sizeable chunk of the rent - surprisingly so. If the furnishings aren't necessary, some landlords allow for a reduction and will remove it. It's worth attempting a negotiation. - The aircon units. refrigerator, washing machine, water tank, etc. represent a value that shouldn't be overlooked. The condition of appliances makes a big difference and would be costly to replace. - The one piece windows are a huge plus. Remember, the house's large size will translate into large electric bills if aircon is used extensively Roomy can equal costly. - The kitchen was minimal (from what I saw) with very little cabinetry and countertop space. That's not surprising. As is so often the case, stove and refrigerator placement seem to be an afterthought. Typical of most kitchens I've looked at. - I saw a nice closet, but not much else, like cabinetry or additional closets. There may have been more I didn't notice or weren't shown in the video. Storage is something to be conscious of. - It will be worth seeing if there will be any grass planted in the dirt areas. The fountain was nice, but trees and grass would offer a welcome cooling effect. Also, if younger children (or dogs) are part of the mix, a yard is important - not so much a decorative landscape that can only be visually appreciated. - The neighbors were close (nothing new with that), but noise, which is always something to be expected, will be inescapable, I'm afraid. I think the balcony views were less than serene. You'll want cover over balconies also. - This is a real mix of plusses and minuses, and will largely be affected by priorities. Location can be a deciding factor. Is it close to amenities that are important to the particular renter: shopping - mall or downtown, medical facilities, airport/ferry, school? So, my impression is, it's overpriced compared to what I currently rent. I have four bedrooms of varying sizes, two inside and one outside CRs, a lot of cabinetry for storage in three of the bedrooms. I don't have any yard, but do have a very nice tiled carport and front patio - both large. There are two small strips of land that can be planted decoratively. I have a walk-in storage room which helps with clutter. I'm too close to neighbors and a next door, late-night sari sari store, so noise and smells can permeate at all hours. My kitchen is large with adequate storage space (never enough though). There is no stove, but sufficient counter space for a three burner gas stovetop and a single induction plate (neither supplied by the owner). I've replaced the average refrigerator with a new side by side. I've also bought: a washing machine, a large triple dresser, small desks and chairs, a bunkbed to replace a too large queen bed, and two inexpensive aircons . The windows in the three largest bedrooms are jalousied - ugh!. Several sturdy cabinets, shelves and tables, and large desk were also included. A large desk, a dining table and eight chairs, living room, sunroom, and patio sets were included in the rent, as well as two additional beds. I've also put in a lot of work cleaning beyond what was first encountered. To my landlords credit, he's been reasonably responsive to all my calls, and has kept everything working and in good repair as expected. My water pressure is poor after six in the morning and could benefit from a tank, but that's an expensive addition. I could also use attic insulation, something Ned can attest to as worthwhile. The house feels open and uncluttered, clean and useable with a good, logical layout (something that many homes don't have, as they've been expanded layer by layer. As a comparison, my rent is in the two thirds range of this property's asking. Consider bargaining with the ubiquitous two months security deposit; I've found it to be negotiable when at peril of losing a good prospective renter otherwise. Last comments: I think it's worth mentioning that it's important to look closely at security and how the house and general location make you feel about your sense of safety. Look at available internet if throughput is important to you - my area doesn't support more than 10MB, but it's fairly reliable in speed and not being cut off for extended periods. It varies greatly from one barangay to another (the same as water pressure). Ask as many people as possible about reliability of utilities: water, electric and internet connection in the area . Whew! Hope this helps some considering or looking in Dumaguete.

That house to me I call it a mansion or Fort. That was so impressive. Minor paint needed. If you were to pay equivalent in the states at a minimum per month that would be at least four thousand $4,000 or more dollars. That neighborhood being upper class to high class area too. I am really amazed with this, thanks for the great tour from US Air Force Security Police military veteran that lived in Clark Air Base area (Angeles) in 1991.

Your crazy. You wouldn't even be able to rent that dump here in the US until all those repairs were done. (dangerous exposed wiring, loose plumbing, etc): Unless you live off grid in Appalachia or Montana. And $4000??? 🤣😂🤣😂🤣 Maybe $4000 a year!

Good Lord. The people bitching about that being high priced blows my mind. Here I am living in the middle of the USA paying 415.00 for a two bedroom apt. , no balcony or patio. One door in and out, second floor. I would gladly pay that price to give up winter weather and have that much space. Hell, I would do the work to get the place up to snuff.

Place to expensive for Philippines. You can get a number of places for $200, $300, $400 per month and pretty nice places. That place would be better for a family of 4 or 5 people but $700 is still to expensive. You can get a nice condo for $400 or less.

I like this house the price was too pricey for right now my bedroom can fit inside that big master bedroom all blade me you'll still have plenty of room and this house was pretty good but if I had something like this I would have a washer and dryer inside the house and then I will have a regular size refrigerator a regular gas stove or electric stove in the bathroom I like the upstairs and this would be pretty cool to live in if I had something similar to this mom will be energy saving use house but like I said this was pretty good video

Too expensive for that kind of house in the province. The owner is making you a milking cow. Thay house would only cost 25k max. Not 35k pesos If u have like a filipino friend or partner, make her speak to the owner of a house because if they found you are foereigner, they will price it higher.

a power efficient appliance...runs on variable speed dc motor by using an "inverter" circuit to convert ac to dc. AC induction motors when turned on run at ONLY full speed while DC motors are controllable or variable not full speed all the time and only when needed. Imagine a car that goes full stop or full speed only you'd be burning lots of fuel...
