Oh my goodness! I love Maine. Are you building it on the water?? Is there enough natural light in the kitchen since there is an covered porch? Where do the stairs go to? Is the pantry good size? Very excited for you. I would like to build this home on a lake in Wisconsin and was just wondering if it would work well near water. THANK YOU. I hope you answer

@@karenalsbury167 hey yes we built it on a river so we sort of built on water. The kitchen gets plenty of light with the 4 panel 10ft wide slider and the large window beside it. We added a window in the pantry and that helped with the light a lot. The stairs go to the second floor bedroom, closet and bathroom. We built with 10ft 2x6 studs uncut so the walls ended up being 10'6". I would never build the house without the extra ceiling height. It gets the porch roof up higher so the light comes in the windows better. :) hope that helps!

I'm almost done building this exact house in maine. Trusses alone were 60k here. Land was 50k. Luckily i bought the lumber when prices dipped back down. 3/4 inch sheathing for walls and roof at 30 bucks a sheey. Ground work was 100k and we are currently all in at 600k

@@joshuajillson that is 270 dollars per square ft. In Coastal NC this house custom built would be around 160-179 per sq ft including the lot at 50 grand. I can show you a similar Modern Farm house bigger / nicer selling for 449,000 and is close to the sound..2500 sq ft also from FHP.

@@727cbrown I don't doubt it. Just offering actual real cost to build in New England when you have to do your own private well and septic. I'm building this myself which saves a lot of $$. I can tell you houses of this size and finish quality do not exist here anywhere near what you mentioned for pricing. It was 100k just in materials for the trusses, roof sheathing, shingles and metal for the decorative porch and garage roofs. It was another 200k for the studs, beams, wall sheathing, typar, windows, trim, insulation and sheetrock. 15k for the garage doors. 10k for a double front door. 20k for a septic. 15k for a well. 15k for a paved driveway. 15k to loam the property. 10k for a 1,000 underground propane tank. 10k for a standby generator. Your costs must be very different.

Not to mention 30k to plumb the entire house. 35k for the foundation. 15k for a radiant heating system. 10k for heat pumps. 25k in electrical costs. I don't believe this house exists anywhere for 400k. I'm sorry.
