Amazing. If it was in the US this will be a museum. Those houses went through earthquakes, floods, wars etc and still are in great shape over the centuries.

I’m not a million dollar investor, but if I was I’d buy this. It would make a great wedding venue. That kitchen was so small…I agree, I’d extend it, not by knocking walls, just putting kitchen furniture and and a big prepping table in the middle of the other room. The library was superb and yes, those stairs. I think I’d live on the ground floor, if it was a wedding venue, those arches are stunning. Thank you for allowing me to dream a little ❤

O.K. for a dream wedding venue, absolutely not practical for an actual one, unless it’s only going to be frequented by athletes. There’s a reason why Italians live forever! 👵🏻

" It would make a great wedding venue." -- nope. 10 cars are not enough for that. You need a lot more space for a proper wedding to handle guests in and out.

Arpino is a thriving town, with a big influx of people from all nationalities. My only criticism is that there’s a lack of restaurants in the centre. However one would need a car to live in the building anyway, so a short drive to an out of town restaurant such as Cyclops wouldn’t cause any inconvenience. Italian kitchens are not big, and never have been. However the adjoining room could be used for food preparation on a big table without ruining the layout and authenticity of the Palazzo. Thanks for allowing us to see this wonderful house. (I live in nearby Picinisco)

Very nice right!?! I am posting a new mansion near Lucca next weekend that was 5000 sq feet and completely redone down to an alarm system! It’s big and red outside with an amazing view. Check it!

WOW!!! Brad this is a magnificent piece of property and just under £1 million? Not even just the land. And what about all that art? (There is tons of it) Is it included with the property? I guess not !😂. This is the kind of property perfect for a hotel/resort , how touristic is that area brad?

Amazing property...surprised so much was renovated. I liked that the stairways were left rustic. Adds charm. I'm happy with 70sqm tho, so too much for me.

What an amazing property! The lower rooms reminded me of The Monument Men finding the looted art in the Nazi cave. And, yes, agree with you about making the kitchen bigger. My favorite was the secret garden in top of the house.

Audio levels a bit off on this one (other than the intro, background music during the guided tour was drowning out the low volume levels of your voice work). But otherwise, another excellent presentation. Grazie! Brad, I've been looking in Italy for a summer home/future retirment and found lots of places, I'm interested in but they all need some level of work. you've been down the reno road, several times in Italy. Do you have contacts for general contractors in the Piedmont/Tuscan area? Any help would be appreciated. cheers from Canada!!

Once you really found a place that you know you’re going to buy, even before you buy it’s possible to start ingratiating yourself into the community. Make friends - try to speak the language. You’re going to meet somebody that knows a lot of people just like I did regardless of where you’re at. Then finding plumbers and electricians and laborers etc will all fall into place.

sigh......I love Italy.....It's my families' "Mother Country".......but the 'palaces' and floor plans of regular houses are just awful. Tiny windows. Horrible circulation. Plain, boring walls and ceilings....and this is 16,000 square feet of tiny rooms leading to tiny rooms leading through tiny rooms and up and down stairs........and this has been 'renovated'...? Wow. My hat is off to you or anybody who has the guts to buy this and actually use it.

It's little bigger yes, but is it more beautiful? Idk. Some rooms are. But far from all. Those beams look awesome in a rustic farm house, but in a palace? The kitchen would be where it is. Always separated from all other places, dining room etc. No one wants to look at somebody's messy kitchen! The garden is great even it isn't so big. The view would also be great if you would see the sea. Now it's a little boring. Best thing is that it's a big house. But so much to do

Arpino, Frosinone, in the Hills ????, between Rome and Naples?????........for around 1 million...... I always heard that the hills are cheap because nobody wants to live there. Moreover, everyone is leaving the mountains..... there are only old people living there. Then you have the risk of earthquakes....... good luck with selling that building for almost a million🤐

That’s what you heard. Have you visited? I had dinner at a fabulous seafood restaurant in “Sora” in Frosinone Provence last week while there filming. The place was packed on a Thursday night. Before dinner I had a cocktail on a little alley street that was packed with young people. I was introduced by my broker to an American, who had just bought a large building in that town who is converting it to rental units for his friends and family. So my point is this… Each individual little hilltop town should be thought of as a particular neighborhood. They can’t all be bustling metropolises. But just like probably where you live (if you don’t live downtown somewhere) in a short drive, you can be to services or a fabulous restaurant, or a street full of nightlife. As far as earthquakes go, I believe you’re thinking more of Abruzzo. You can pull up an earthquake probability map on google, and you’ll find this is not part of the deep purple areas like a Abruzzo or Sicily. Most of the big places I’m touring here are 300to 500 years old. They’re still standing… You should come and visit Hans! I think you’ll be surprised. This particular area isn’t the hinterlands of Sicily. It’s a Short train ride from Rome. Come spend a few days and enjoy the fresh produce, the beaches, and the Vibrant Towns.
