Not sure if you are aware but Frisco has many new apartment complexes that are built up as part of many master plan developments. Where i used to live in Frisco, there were 3 apartment complexes near me. I think developers want to build communities that have a nice mix of people that are buyers and renters which is a good thing for the neighborhood :-)

I like the affordable neighborhoods but because it's the most affordable...undesirables move in and the neighborhood goes to crap. I'm just a single frugal dude...but I don't want to live next to a family with 12 kids or low income people who don't respect the neighborhood. I live in one of the cheaper neighborhood in one of the best small cities in the country and in the past 3 years it has gone down hill so fast. Shopping carts are always being left (Walmart, Goodwill). SWAT team was in a standoff 3 houses down from mine a few months ago. Car break-ins are starting to ramp up. There is no supervision of the kids in this nieghborhood and they are causing trouble. There is litter all over the ground because the neighborhood is mostly renters. I live right next to a halfway house...I won't go into details about that. To summarize, buying in an expensive neighborhood keeps the undesirables out but I can only afford the cheap neighborhoods because I'm young. It's not really a class war anymore....it's a generational war. The younger generations have been completely sold out by the older gen z and gen xers who are hoarding all the wealth and then pasing further policies that keep them rich at the expense of younger generations being forced to be renters the rest of their life. If I just happened to be 10 years older I would have been in my prime working years in 2012 during the housing crash and would have been able to get a cheap house and would be set for life. Instead I bought in like the 2020s because that's when I turned of age to be able to afford a house. Housing is like 40 percent of my income and I make quite a bit more than the average household income in my city. My wages are upperclass but I can barely afford a lowerclass home. I don't even know why I spend the time to comment lol nobody cares about my sob story. Someday I keep thinking I'm just gonna move into the back of a box truck. Why work so hard on your career if it can't even buy anything nice.

I’m hearing mixed reviews on Forney.. It’s either extremely dangerous, filled with super racists or “it’s okay if you live in the south side where the gated communities are”. Is that why the houses are so affordable? 😔

I've lived here 5 years. Racists? Kaufman County has a bad reputation for that, but a lot of the new arrivals are PoC so that's probably going to fade over time (we can hope). Dangerous? Only if you think a stolen car is extremely dangerous (maybe I'm just messed up from growing up in the Chicago metro in the 80s and 90s). Crime rates are actually pretty low, relative to the state but crime rates in Texas are on the rise in general. A lot of the locals complain about the crime rate because they are used to Forney having 5,000 people instead of 35,000+. A lot of the stolen cars, even, are caught in Forney but come out of Terrell and Mesquite. The houses are affordable because it's the less-desirable east and south(ish) side of Dallas, from what I can tell.

Forney is just east of Mesquite, there's a lot of crime in Mesquite, Garland spreading to Forney . Fate Texas is a lot better.

I thought BFE Royse City where I live was the most affordable lol but never mind. I just checked Zillow, my place crossed 400k
