We moved to Sanctuary Lakes from altona. Point Cook road is far less of a problem than millers road. Plus, you can easily and quickly get to the M1 from Dunnings road so cut Point Cook road out completely. Sanctuary lakes is such a fabulous area. The whole area is patrolled by security. Houses have built in monitored alarms and panic switches that bring the security guys to houses in a couple of minutes. There are several additional gated areas to boot. They are doing major work to the Sneyes road intersection, increasing lanes and puttingin lights.

I would say the inner west and williamstown is much more appealing than Point Cook

Whilst it is true that Point Cook Road has barely been upgraded since it was built for access to the RAAF base and farmland, and it does have traffic problems at peak times, it is unfair to criticise the whole of Point Cook on that basis. Point Cook is a big suburb and there are two other major north-south roads giving access to the Princes Freeway and to suburbs north of the freeway, Palmers Road and Boardwalk Boulevard. Both of those roads are four-lane divided roads and give good freeway access to the majority of Point Cook residents at most times.

VERY limited road access in and out of PC at peak times. People have left because of this ongoing issue.

My sense from your review is that it's hard to tell what kind of suburbs you are advocating for. In order to create walkable suburbs, they need to be built with medium density. Public and local retail services can't be stretched into low density suburbs. So I'm confused when you comment on the car dependency of Point Cook, and also seem critical of the smaller block sizes. 🤔

Hi Dan, thanks for your comment! I agree that creating a walkable neighborhood requires a mix of uses and at least medium density. I like Point Cook Town Centre because, unlike the typical big box shopping centers, its stores open up to the street, and people can walk and browse under covered walkways. It’s much better than the usual cookie-cutter malls. However, I don’t think Point Cook is truly walkable. There’s a lack of corner shops and small business spaces scattered throughout the neighborhood. And despite being unwalkable, many Point Cook homes still have small land lots. It feels a bit unfair-if you already live in a car-dependent neighborhood and deal with the extra car expenses, you should at least have a backyard with a decent size.

Mmm I wouldn't say that point cook is a luxury level estate... Even for the west :/ full of crime, bottle neck traffic... And prices for homes are grossly over the top..

Thanks for your comment! Which western suburb do you think is the most luxurious? I really like Williamstown and the riverside area of Maribyrnong.

@@MelbWestExplorer yesh defiently willismastown, though i hear the schoold have their fair share of trouble :/ police tend to go there alot too unfortunatly. i do like Maribyrnong, more grennery and acsess to alot of things and places, and more choice for schools. in therms of the west more the west n north west are my fav areas of the middle ring of melbourne

@@MelbWestExplorer Inner Seddon, Yarraville (around/between those stations) Barkley to before Francis Streets more residential and quiet parts of Williamstown (other side of Yarra Street). Not beyond Middle Footscray Station.

Thank you so much for the detailed info! I'll definitely check out Yarraville and Seddon. I used to live in Footscray for 2 years (in apartments). There weren't many nice places to take a stroll nearby, so I sometimes walked to Seddon, which is quieter and nicer. I really like Yarraville's community vibe.

@@MelbWestExplorer For the housing costs involved etc the other side of the river eg Bayside area etc IS better value for the money. The West is ALWAYS neglected for MANY decades but the fools never change their voting from Labor. Labor takes their support as 'given' so never gets the resources and the Libs/Nat don't bother because the voting NEVER changes so why bother. The residents never see the other side of Melbourne to know what 'could be' and ARE just complacent sheeple. If you, the West, want positive change become 'marginal' areas in the voting...... they won't. Even with Williamstown & Maribyrnong areas there is NOTHING special there to impress those from the East or SE etc to move there .... certainly NO outstanding schools, facilities etc. Only those from the West are impressed because they know no different.
