About the second bedroom: There are beds that have storage space below the bed! Usually are taller than regular beds, but the storage underneath is HUGE

yes ! I have the one from IKEA and had my entire wardrobe in it when I was in college, it was so handy. Just needs space around the bed to open the drawers

You could try doing a Murphy bed for the small bedroom! It would provide a bit of storage and the bed folds into the wall. I saw Molly Burke put one in her spare bedroom in her newest condo renovation videos!

for the windows - i had a similar dilemma of not being able to paint them, i wanted a new york brick wall/black window frame vibe and ended up using black washi tape to cover them! it took a long time but they've been going strong for about 3 years now and are totally removable with minimal sticky residue, highly recommend!

For the microwave cable and the led cables you could use small white cable ducts. Just place them along the corners and hopefully you wouldn't notice among all the white tiles and cabinets

The condo is really coming together beautifully!! For the shower door dilemma, it might be easier to flip the swing of the actual bathroom door instead of the glass shower door so you can avoid having to patch any holes that were drilled into the tile

Under bed drawer storage could also work for the second bedroom! The bed can be slightly higher, but I’ve seen lots of DIY with ikea drawers to make a platform bed!

You should definitely be able to change the showerhead by yourself. You could also install the dimmer switches as well! It's much easier than it seems!

You could get rails for the curtains that go around corners so that the curtain get gathered on the wall by bending 90 degrees at the end instead of in front of the window!

hey Jen! for the blinds, I lovee the look of the wind-down blinds but also the curtains! They are both really good options. Although I love the look of them both, I think the white/beige curtains would match your french/classic/modern theme more. For the second bedroom, I think you could turn it into like a studio where you can do your editing. Like a room dedicated to editing and working. For the storage unit, if you are thinking of putting a wardrobe or like a mirror or something, I think it could work! You could have a cute mirror and put in like on the storage unit door and have a wardrobe. You could also do the wallpaper thing that you did with the bathroom to make it look less like a changing room lol😅keep up the good work!!!

For the second bedroom: a daybed with storage drawers (they have some at IKEA) would be perfect imo, they also have a version where it’s a daybed with a trundle if you need a bigger bed

I would do the standard roller shades in white and then a really pretty cream coloured linen curtain maybe ceiling mounted to flank either side?!

Hey Jen. I think the bulbs in the dining room light fixture aren't meant to be on a dimmer switch and that's why they might be flickering. I think if you change the bulbs everything will be fine.

A day bed with drawers and a couch look might be good for the 2nd bedroom , and maybe a hanging rack that’s the top part and attached to a seat/ drawer or luggage rack with some nice hangers

For the closet situation. I'd recommend a bed with built in storage underneath and then a small rack for coats and stuff

My house is under renovations too and I was having a similar issue. One of the solutions could be getting one huge curtain instead of two and splitting them in the middle (or both of them) and curve the curtain rod to the little window in the bedroom so it can all collect there if you don't mind covering up the little window. It might be a little expensive than getting normal curtains but it's possible. And you can get the roller blinds in the living room so have the best of both worlds.

small piece of advice for curtains. If you want to maximise the visual space of the windows then I'd suggest you go with roller blinds (seeing as you already seem to be leaning towards that idea as well), and then if you feel like it needs it later on you can add shear curtains to allow some diffused natural into the rooms (ignore that this advice is late). hope that helps Jen!

tbh i think the green windows would be nice to break up the beige and white and you could put plants/fake plants around so the green doesnt look out of place (+ it would liven the place up)

The electricity problem might be the lightbulbs not an electricity issue, make sure you have dimmable light bulbs because i have had this happen where i dont have a true dimmable lightbulb and it flickers when dim

i would definitely put the tv on the larger wall and float the couch off the wall and put a credenza on the smaller wall

Girl you gotta go for blinds, the curtains dropping on the floor will make the room messy and smaller- especially the window! Blinds are so much more sophisticated ☺️☺️

wait i'm confused so you bought this condo and they allowed you to completely renovate it but they won't let you paint the window trim?? that's so weird lol! but i think the roller blinds in white/cream but blackout would be most practical and then you can add curtains too just for looks! you can hang them from the ceiling :)

in my room i don’t have a closet so we hung a bar on the wall and it doesn’t take up much space but it gives me a place to hang my clothes you could do that for the second bedroom

It could definitely be the light bulb for why they are flickering. My husband is a carpenter and he has definitely had to change out a few light bulbs for that issue

I have thought for the longest time that you've needed a new contractor. the electrical issues are worrisome for a variety of reasons; the least of which is that the contractor is signing off on stuff like that. the kitchen alone is a safety issue much less the flickering.

Did you use LED dimmers (so the adjustable switches) with your LED bulbs? Because we had this issue in our place that the dimmer switches that were installed by the previous owners apparently were only suitable for ‘regular bulbs’ and not LED bulbs. The lights would start flickering because the LED bulbs would use too little energy for these ‘regular’ dimmer switches. So we changed the dimmer switches to LED dimmer switches and the flickering stopped! Not sure if we have the same problem, but I thought it might help!! ((:

It seems like your lights are consumimg a lot (they are LED but they need power too hahaha). The moment a light consumes more is when you are switching into different light levels (if they are static lights consume less). Maybe all the lights are conected to the same power supply (or the same wire) and that might not be enought. That's just my engineer opinion but they should know why :/

maybe you can try wifi bulbs ? changed my lifeee also since you have a fire tv you could maybe hook them up with your alexa and everything can be conncted like smart homey thats how mine is and im obsessed (idc if they listen to me i dont do anything anyways sdkjhfsd)

you don’t need to add a wardrobe in the bedroom or in the storage. any guest that are staying aren’t moving in permanently so a small dresser or under bed storage would be fine.

Ain’t no way that 2nd room was a bedroom! Next time search what legally is considered a bedroom in ur state (could be ceiling height, if there’s a closet, etc.) cause they will upcharge based on amt of rooms! That’s how my mom got her house price lowered. They claimed one room was a bedroom, but the ceiling wasn’t legally high enough to be considered a bedroom! So they lowered the price of the house!

I hope you’re not still paying your contractor. I feel like because you’re young, you’re being taken advantage of. It happens to me a lot , I’m 28 but 4’9 and so i look younger as a result of that. I have to really put my foot down in situations like that, because if you look young for some reason people feel they have the power to scam you.

Jen, I sell blinds for a living. Lemme help. - Blackout roller blind’s don’t have to be black. You can get white/cream blackout rollers. - Roman blinds are a great luxury option between roller blinds and curtains. They’ll also work the best on the tiny side windows. - If you decide to go with curtains, get a ceiling mounted streamline white track with a wave header and wave curtains. Best for modern homes and also minimised how much it takes out of your window.

Hey, hope you don't mind me butting in - I have a sunroom that's full of windows and the blinds need replacing. Any suggestions for affordable fabric or roll up blinds? It's a rental so I don't want to spend a ton but I also would like to enjoy the space in the time being.

Honestly surprised you are still working with the same contractor after everything that’s gone wrong, they have been sketchy from the start, I would just look into doing what you can yourself, until you can find someone better, and have a certified electrician come in and look at everything, I wouldn’t be surprised if everything isn’t done to standard and hazard and resulting in your problems as well. Also I love the biege roll down blinds, maybe for other spaces you can do curtains like the weird window you can do a curved track for curtains, or you can do the blackout ones in your bedroom just depends where you want to go more modern or more classic or French style. You can also do roll down blinds on opposite windows that are close together like that.

you could get curtains/white blinds for the rest of the apartment and just use black-out blinds in the bedroom so youll sleep better. the black-out blinds looked really subtle in the pictures you showed so i think it wont disrupt the vibe for the wardrobe situation: you could have a small dresser with the necessities/clothes you wear a lot in the main bedroom and then have like a fun little walk-in closet situation in the smaller room with maybe a little vanity even

Jen, you might need to check your light bulbs to be sure they're dimmable. LED bulbs that are not dimmable can flicker when they're on a dimmer switch. Hope this helps!

For the first dilemma, I don’t know anything about curtains but I think the roller blinds are a good idea. I live in Buffalo and I know Canada gets cold. Having a good set of blackout curtains or blinds to pull down during a winter storm can do wonders for keeping you warm when the temp outside drops which is good for you and good for your heat bill. The sheer curtains don’t do anything for insulation and since you want to accentuate the size of those gorgeous windows I think the roll down ones are the best way to go.

You need special dimmable LEDs as far as I know.. or you could also buy a smart bulb and adjust it with your phone (that's what we did) 🥰

Hey Jen! I had the same problem with dimmer switches and LED bulbs! It’s something to do with how the circuits are connected and how the bulbs draw current? Try with regular filament bulbs and it should fix the problem! Sadly we had to forfeit having LED bulbs 🥲

1) Get roller blinds and see how you like them. 2) Put dresser in guest bedroom and use storage room for actual storage. If you are getting a roommate then you can always ask them what they would like more since it will be their room. 3) Show us new updates as they come! Hi Jen, I've been following along and really enjoying your content! I am a qualified electrician and my first thought was that the LEDbulbs might not be dimmable (need to be specifically dimmable) Second thought is that the dimmer switches have to be compatible with LED bulbs. Old school dimmers (used on Halogen and incandescent bulbs) can cause flickering on LED bulbs even if the LED bulbs are dimmable. It should specify that the dimmer is suitable for LEDs somewhere on the packaging. Also not a hope in hell would I leave that LED connection box above a sink, that's extremely poor craftsmanship. Fair enough it's quite a bit higher than the water but still - no! At this point you're probably better off doing it yourself just be careful and make sure you test to make sure all electrical connections are tight and strong. Second comment for not being able to see the undercabinet lighting - you can get trim moulding for underneath the cabinets, it's pretty cheap (at least it is here in Ireland) and easy to install. It helps to diffuse the lighting too. Also side note, not sure if it would work but what if you had nice flowy curtains that stretched the full width of the windows on one curtain pole but only gathered them to one side when opening them - you could gather them into the recessed gap - possibly having a tie in the corner to keep them there? It would limit the window narrowing effect to one side and if you were strategic in decorating it could be the side with the TV or other obstructions to the view? Finally, I was living in a really small apartment recently with just enough room to put a double bed in but little to no storage. I used Ikea Platsa 80x40x40 cabinets as the base for my bed and then put drawers and baskets into them. There are loads of tutorials online and I found it much better than just buying a divan bed as I got mor storage space. Since then I've moved out and now have the cabinets stacked on top of each other as storage - I have 5 of them stacked vertically and it basically contains almost all of my clothes - it's like a double height chest of drawers that's more customisable. I realise I've just thrown out a load of information and in the wise words of one of my mentors - take what works and throw away the rest. I hope some of it is either helpful or helps spark some more ideas. Good luck with th renovation, it's been really tough but you are doing so well, there's so much information and knowledge that you've been exposed to for the first time and you're handling it really well. Hii Jen My opinion on the second bedroom is you can convert it into an office space or studio if you dont need another bedroom for your roommate . for the curtains I think you should go both the curtains and roll up blinds cause then you can switch up the Vibes. By the way i absolutely love your vedios ❤️ Yo literally feel like i am listening to a friend when I watch your vedios.

you could turn the second bedroom into a work/guest room with a study table and a pull out couch. you'll get a bed that way, and the room wont be cramped up because of a whole bed blocking the space. you can then add a dresser or some other storage system with the space you have saved

for the curtains: I think that doing very light flowy curtains would not shrink the windows as much as the blinds that the condo originally had. Making sure the curtains are thin would be good so that when you open them, they push together and take up minimal space. So ultimately I think the curtains + roll up blinds is what you should go with. for the small bedroom: you should keep the clothing storage in the room. when you rent it, you could have a day bed or fold out couch. No matter what, i think putting clothing storage in a separate room is a bad idea. The storage unit could have a clothing rack for things like nice dresses and coats.

you should only the sheer curtains in the living room and then blackout and sheer curtains in the bedroom. i have these double curtains in my bedroom where I can pull the blackout curtains out at night and then only have the sheer ones in the day. and also, blackout curtains don't have to be black, mine are gray. another idea is that if the curtains make the windows look small, you can tie them up in like a cute gold ring or ribbon. also, i think a half wardrobe and half storage room is a really good idea because your theme is kind of like an elegant, spacious, luxurious condo. you can have closed cabinets at top so you don't see all the messy storage and then have rows of of where you can put your actual clothes on. btw love your vids!💕

I think the blinds are the better option because I feel that they fit with the window type more, Like the window is a bit retro and I don’t think the French style curtains would really compliment the window frame. Also as you said they would probably give the illusion of smaller windows. Ofc, it’s up to u!

for the kitchen cabinet LEDs, i think a good solution would be to put some kind of translucent sheet/shield underneath the cabinet! it would disperse the light while protecting the lights from water damage.

For the L shaped windows in the bedrooms, can you mount a curtain track on the ceiling? Then you could have a curved piece of track in the corner, have the track extend past the window over to the wall space to fully uncover window when curtains are opened.

I had white/cream colored blackout curtains at my old place. They were really heavy and basically two light colored sheets of fabric with a black one in between. But weaved into one cloth. Really blocked out the whole sunlight. But my windows had plenty of wall next to them to store the curtains. You could also have the curtains draw straight across your windows with the corner, so there is still bit of room between the windows and the curtains. That would be a good place to put plants! But it would make the room a little smaller when the curtains are drawn.

i LIVE for these updates! personally i would prefer if you updated us chronologically rather than categorically, but that's just me! doing things by category seems more piecewise to me and is confusing for my brain, especially since you aren't usually able to complete an entire room of the house all in one video. chronological updates feel more realistic to me. will continue watching these updates regardless tho :)

For the second bedroom you could do a Murphy bed so you could maximize space and have a wardrobe. I think the roller binds would be a better option for the space. Love watching your place come together

The adjustable lights might be flickering because of the actual lights. Normal LED’s are not adjustable so you have to get special adjustable LED lights or else they’ll flicker when you try to adjust them or they just won’t adjust

I'm one of those people who usually won't even mention a simple mistake like getting a cold drink instead of the hot drink I ordered, but ID BE ABSOLUTELY LIVID WITH EVERY MISTAKE at this point with your contractor I would request a discount or to not even pay them at all. It's absolutely astonishing how bad their work is. My mind was blown when I saw the shower door. I feel like thats just simple common sense and the fact that a whole contractor did that.... after making a million other issues... absolutely not. I wouldv'e cut ties the moment the flood happened and I definitely wouldn't of had them be the ones to fix the flooding issues after the fact lol this whole condo seems like a huge waste of money. If you are going to invest so much into something you should at least pay for quality work. If I did a walk though to rent, I'd 100% pass. Easy no. That makes me sad for you. Your own DIY'S as a young woman surpasses a lot of their work... says a lot.

My best guess is that your light issues with the living room light flickering is because of bad insulation around the wires. When a current runs in a wire it creates a magnetic field that extends outwards perpendicular to the wire. If another wire is inside this magnetic field it is affected by this. Probably, the magnetic field is too small to turn the living room light on when the dimmer is turned all the way down (it turns the light completely off, right?). However, when you then want the light in your living room to be variable, you will see the issue. That is because a dimmer is essentially a potentiometer which adjusts the voltage with high precision. A potentiometer is very sensitive. The power in your light is equal to the voltage times the current, however, the current is not stable because of the magnetic field and since the potentiometer is very sensitive it will show. I hope it makes sense.... If this is the case it will be best to have it checked by a electrician as the issue might not be with the light or dimmers but with the wiring itself. It might also just be the dimmer which is not connected correctly or something else.

About the storage sitch for the second bedroom. I think under bed storage or a hanger rack with floating shelves would work best bc they take up little room but give great storage plus it won't take away from the space you get in the storage room. AND PLEASE JEN I LOVE YOU BUT YOU ABSOLUTELY NEED A NEW CONTRACTOR(S)!!!! PLEASE

How is it possible for the building administration to forbid you from doing something (changing the colour of the window frames) INSIDE OF YOUR OWN APARTMENT?! You own the damn place. I understand you cannot change out the physical windows bc they're a part of the building but why is painting or putting a sticker on them an issue?

Girl! ...Girl! your contractor is just on another tip. But the amount of issues you've had with this reno just reminds me of the nightmare our reno was/is. We changed plumbers twice, changed cieling guys three times and its still not good, paid deposit for a garage that refuses to come, drafty door installation. What I learnt with contractors is that if you want things done right the first time around always have someone there supervising, and I don't mean someone from their company, I mean you/family member who knows the design. Don't put yourself in a situation where you are not going to be around for a week or two (unless you've hired a designer who's managing everything) because they WILL cut corners they WILL do shoddy work and hope you don't notice, they WILL do things that make no design sense/practical sense. Renos are a nightmare!
