Thanks for the video, Ken! It’s a steep price tag! I expected the property to be really high end and the barn to be converted already to be honest. I can’t speak to the land value in the region, but had I seen the video without knowing the asking price, I would have estimated it in the 200-400s…still a nice video and very interesting property! Well in South Africa this property wouldn't be more than €100k, probably get farming implements included! So maybe not London, but you can find more quality elsewhere even in Ireland for 25% of this asking price, France, Spain & Italy have better value, just do your homework!

Great video, as usual, Ken - Thorough! Can’t believe they had the balls to harvest the old cherry trees for their wood, and then ask this outrageous price for a fixer upper. Also, any chemicals used on the farm would drain directly into the nearby drinking water supply. 🧐

it has nice piece of land and lots of water but yes the house needs lots of work so it seems overpriced I agree. PS organic farming would solve the drinking water issue but yes I would have the drinking water tested on chemicals before drinking it every day

It's a big price tag for sure, but there is 700 square metres of building space. Maybe a developer can make a boutique hotel or similar. I don't know. I just am glad I got a chance to have a look around and share it with everyone 😊❤️👍

Ok gentrification is real lol. 950k why. I talked to realtors in Lisbon and Porto and they say it's a real problem with foreigner's overpaying for properties. Unless this property is profiting 50-100k of profit every year there's no reason for the price to be that high. I know negative comment but not everything is sunshine and rainbows 😂

I doubt you would sell anything you own for less than you can get for it in the market unless you were doing a favour for a family member or a friend. Market price, fact of life. Yes, its way out of my budget!!! I think the high price is due to the location, right on the lake as well as the river. You also get 700 square metres of building space, should you wish to build something big like a hotel or a mansion in its place.

The price is far to high, everything needs to be done new. You get a new villa at the algave for this price. 400000 would be already to a high. Old windows, elektric not even in the wall, 3-4 euro for a qm is actualy the right amount and already high. Not realy serious from this real estade

This farm has a proud price. But look what you get: a multigenerational, habitable house that needs very little, loads of land in a prime location with multiple support buildings and fencing, crops ready to market, plenty of water. A serious farmer can hit he ground running. I don’t know whether that small woodlands belongs to it and didn’t notice any grape vines, nor other fruit trees.

I don't have the exact answer, but I live in the same area and pay around 60 euros a year for our 3.5 hectare farm. This properry is around 2.5x the size of our whole farm but it does have a much bigger house. Rural land property tax is very cheap. Urban land taxes are higher.

Yes there's carp, black bass and a couple of local species in this particular dam. You can buy a dishing license from any ATM banking machine that let's you fish in the dams, rivers and ocean, and its very cheap. I think it was around 10 euros when I bought it a few years ago.

You can price the market when buying property in a city or an apartment complex, as they are all very similar. With a rural property like this, its difficult to put a price on or compare it, as you will never find another property quite like it. The location to the river, the lake, the views, the amount of urban building land that it has, making it perfect for building a hotel or similar expansions. For the right buyer this could be the perfect property.
